Job description

Senior Controls Technician – Distech / Niagara N4

The Senior Controls Technician is responsible for the design, programming, configuration, commissioning, and optimization of complete Building Automation Systems (BAS) using Distech Controls and the Niagara N4 platform. This position requires a highly skilled technician capable of independently delivering projects ranging from simple HVAC control systems to large, complex enterprise BAS installations.

The ideal candidate has 5+ years of hands-on BAS experience, possesses advanced knowledge of Distech controllers and Niagara N4, and is capable of developing complete control strategies, graphics, integrations, and system documentation while serving as the technical lead during project execution.

Primary Responsibilities:

  • Configure, program, and commission complete Building Automation Systems in accordance with project documents, sequences of operation, and owner requirements.
  • Develop and implement advanced Niagara N4 applications, programming logic, alarms, scheduling, trending, histories, dashboards, and system navigation.
  • Create professional, user-friendly Niagara N4 graphics for HVAC equipment, floor plans, central plants, and complete building systems.
  • Program Distech Eclypse controllers and configure system databases from startup through final commissioning.
  • Design technically complex BAS architectures, including:
    • Network layouts
    • Control schematics
    • Flow diagrams
    • Bill of Materials (BOM)
    • Equipment schedules
    • Sequences of Operation
  • Integrate third-party equipment using BACnet/IP, BACnet MS/TP, Modbus RTU/TCP, and other open communication protocols.
  • Develop, execute, and document commissioning procedures and functional performance testing to verify system operation.
  • Perform startup, point-to-point verification, controller checkout, and complete system commissioning.
  • Diagnose and resolve complex hardware, software, networking, and communication issues with minimal supervision.
  • Coordinate with Project Managers, engineers, subcontractors, TAB contractors, commissioning agents, mechanical contractors, and owners throughout project execution.
  • Generate detailed technical reports, submittals, commissioning documentation, and as-built information.
  • Provide field changes and redlines to support the creation of accurate as-built drawings and change orders.
  • Keep Project Managers and customers informed of project status, risks, schedule impacts, and technical issues.
  • Conduct owner training and system demonstrations upon project completion.
  • Mentor junior technicians by providing technical guidance, programming support, and troubleshooting assistance.

Required Qualifications:

  • Minimum 5 years of Building Automation Systems (BAS) experience.
  • Niagara N4 Certification
  • Distech Certified Technician
  • Experience with EC-Net, EC-BOS/JACE, ECY and ECB controller families
  • Experience with enterprise-level Niagara systems and multi-building integrations
  • Extensive experience programming and commissioning Distech Controls systems.
  • Advanced working knowledge of Niagara N4 architecture and programming.
  • Ability to independently complete projects from design through final commissioning.
  • Experience creating Niagara graphics, dashboards, navigation trees, alarming, trending, and reporting.
  • Strong understanding of HVAC systems including AHUs, RTUs, VAVs, VRF, chilled water plants, hot water systems, pumps, cooling towers, and terminal equipment.
  • Proficient in BACnet/IP, BACnet MS/TP, Modbus RTU/TCP, and IP networking.
  • Ability to read and interpret mechanical drawings, electrical drawings, control schematics, and sequences of operation.
  • Excellent troubleshooting, organizational, and customer communication skills.
