Job Title: Building Engineer III

Job Description

The Building Engineer III oversees the operation, maintenance, and repair of critical building systems in a commercial high-rise environment. This role focuses on preventative maintenance, troubleshooting, and in-house repairs of HVAC, electrical, plumbing, lighting, mechanical, and life safety systems, while ensuring all work complies with applicable safety codes and standards. The position also involves operating and adjusting building automation systems and coordinating with subcontractors to maintain high-quality building performance.

Responsibilities

  • Perform preventative maintenance on commercial building systems, including HVAC, plumbing, electrical, mechanical, lighting, and life safety systems.
  • Troubleshoot and repair building systems and equipment, diagnosing issues accurately and resolving them efficiently to minimize downtime.
  • Operate HVAC systems and make adjustments to building automation systems (BAS, EMS, or ATC) to optimize comfort, performance, and energy efficiency.
  • Ensure all maintenance and repair work complies with required safety codes, standards, and best practices.
  • Document all repairs, modifications, and preventative maintenance activities in the computerized maintenance management system (CMMS) for review by leadership.
  • Monitor and oversee agreed-upon responsibilities of subcontractors performing maintenance or repairs within the building.
  • Perform quality control (QC) checks on subcontractor work to verify that services meet quality, safety, and performance expectations.
  • Read and interpret trade-related electrical, mechanical, and plumbing drawings, as well as internal wiring schematics, to support accurate troubleshooting and repairs.
  • Utilize automated work order systems to receive, track, and complete maintenance tasks in a timely and organized manner.
  • Respond to emergency situations on a 24-hour on-call basis, including evenings, weekends, and holidays, and take appropriate action to protect building operations and occupants.
  • Collaborate with other technicians, tenants, and suppliers to coordinate work, communicate status updates, and ensure a high level of service.
  • Apply knowledge of energy management systems and VAV systems to support efficient building operation and energy conservation initiatives.
  • Maintain any required government credentials and a valid driverโ€™s license to support job-related travel and access requirements.
  • Demonstrate strong organizational practices by prioritizing work orders, managing time effectively, and keeping accurate maintenance records.

Essential Skills

  • Minimum of five years of relevant work experience as a technician in one or more of the following areas: HVAC, plumbing, electrical, or mechanical systems in a commercial environment.
  • Journeyman-level experience appropriate for a senior building technician or engineer role, with the ability to clearly explain technical knowledge during interviews and discussions.
  • CFC Universal certification.
  • Proficient knowledge of and troubleshooting capability for all types of commercial building systems, including HVAC, plumbing, electrical, and mechanical systems.
  • Hands-on experience with high-rise commercial building maintenance and operations.
  • Ability to perform preventative maintenance, diagnostics, and repairs on HVAC systems, including familiarity with VAV systems.
  • Ability to operate and adjust building automation systems (BAS, EMS, or ATC) to maintain building comfort and efficiency.
  • Ability to read and interpret electrical, mechanical, and plumbing drawings, as well as internal wiring schematics.
  • Basic PC skills and the ability to learn company-specific software.
  • Ability to adapt to new or changing software programs.
  • Experience or proficiency with automated work order systems.
  • Ability to routinely perform 24-hour on-call and off-hour duty, including evenings, weekends, and holidays, and respond to emergencies as needed.
  • Valid driverโ€™s license and ability to operate a motor vehicle for job-related tasks.
  • Strong verbal and written communication skills for interacting with tenants, suppliers, and team members.
  • Strong organizational skills to manage multiple tasks, prioritize work, and maintain accurate documentation.
  • Strong interpersonal skills to effectively collaborate with a team of technicians and interact professionally with building occupants and vendors.

The role requires flexibility to support 24-hour on-call coverage, including evenings, weekends, and holidays, to respond to urgent issues and maintain continuous building operations. The setting is professional and team-oriented, with frequent interaction with tenants, suppliers, and fellow technicians in a modern high-rise facility.
