Position Summary

Greenwater Investments is seeking a creative, strategic, and results-driven Marketing Manager to lead the company's marketing initiatives and strengthen the Greenwater Investments brand. This role is responsible for developing and executing marketing strategies that increase brand awareness, generate qualified leads, support property leasing and sales efforts, and drive business growth across our portfolio.

The ideal candidate has experience in real estate or property management marketing, excels in digital marketing, content creation, campaign management, and analytics, and is passionate about delivering measurable results.

Key Responsibilities

  • Develop and execute comprehensive marketing strategies aligned with company goals.
  • Manage the Greenwater Investments brand and ensure consistent messaging across all marketing channels.
  • Create and oversee digital marketing campaigns, including email marketing, social media, search engine marketing (SEM), and search engine optimization (SEO).
  • Plan, develop, and manage engaging content for the company website, social media platforms, newsletters, and marketing materials.
  • Collaborate with property management and leasing teams to promote available communities, increase occupancy, and support leasing initiatives.
  • Coordinate marketing campaigns for new property acquisitions, community events, and company announcements.
  • Manage relationships with advertising agencies, media partners, photographers, designers, and other vendors.
  • Monitor marketing performance using analytics and reporting tools, providing recommendations to improve campaign effectiveness and return on investment (ROI).
  • Manage the marketing budget and ensure cost-effective allocation of resources.
  • Maintain and update marketing collateral, presentations, and promotional materials.
  • Support the company's reputation management by monitoring online reviews and assisting with resident engagement initiatives.
  • Stay current with marketing trends, digital platforms, and emerging technologies.

Qualifications

  • Min 2 years of marketing experience, preferably in real estate, property management, multifamily housing, or a related industry.
  • Experience with marketing analytics tools, including Google Analytics and social media insights.
  • Proficiency with Microsoft Office and marketing platforms such as Canva, Adobe Creative Suite, HubSpot, Mailchimp, or similar tools.
  • Excellent written, verbal, and presentation skills.
  • Strong project management and organizational abilities with the ability to manage multiple priorities.
  • Creative thinker with strong analytical and problem-solving skills.
  • Valid driver's license and ability to travel to company properties as needed.

Preferred Qualifications

  • Experience marketing multifamily communities or commercial real estate.
  • Experience with paid digital advertising, video marketing, and content strategy.
  • Photography, videography, or graphic design experience is a plus.
