Job description

Top Tier Investment Firm is a full service real estate brokerage, property management, and asset management company serving multifamily and commercial properties across Omaha and Lincoln. The Role

We are hiring a part time Service Technician to handle routine and corrective maintenance across our managed portfolio. This is hands-on, in-the-field work. You will inspect systems, diagnose issues, complete repairs, and perform preventive maintenance that keeps units running and reduces emergency calls.


Work orders come to you through our system already assigned and scoped. Our office handles initial resident contact and scheduling. You will communicate directly with our team and with residents once you are on site, confirm access, and report status accurately.


Job Description

  • Complete assigned work orders on multifamily and commercial properties in Omaha, with occasional travel to Lincoln
  • Diagnose and repair issues across plumbing, electrical, appliances, HVAC basics, drywall, doors, locks, and general unit systems
  • Perform preventive maintenance to extend equipment life and reduce downtime
  • Document work with clear notes and before and after photos in our property management software
  • Track parts and materials used on each job
  • Flag conditions that need a licensed specialist or a larger scope conversation
  • Follow all safety standards and applicable local and state code requirements
  • Communicate status updates promptly so we can keep owners and residents informed

Requirements

  • Practical experience in maintenance, facilities, or a skilled trade
  • Real troubleshooting ability, meaning you can find the actual problem instead of replacing parts until something works
  • Comfort with common hand and power tools and the judgment to use them safely
  • Preventive maintenance and general facility upkeep experience
  • Reliable transportation, valid driver's license, and your own basic tool set
  • A smartphone and the willingness to document work properly
  • Attention to detail and pride in leaving a job site better than you found it
  • High school diploma or equivalent. Technical or vocational training is a plus, not a requirement

Compensation

  • $22 to $35 per hour, based on skill level and demonstrated performance
