POSITION OVERVIEW
The Maintenance Scope Specialist (Subject Matter Expert) is a key technical resource within Evernest’s Property Services division. This role will leverage deep construction and maintenance expertise to review, validate, and approve project scopes and pricing prior to client submission.
The ideal candidate has a strong background in residential construction or maintenance management, understands cost structures across trades, and can identify gaps, overages, or inefficiencies in proposed scopes of work. This person will play a critical role in ensuring Evernest delivers high-quality, accurately priced, and properly scoped work across multiple markets.
WHAT YOU’LL DO
  • Review and validate scopes of work and pricing for service requests, turns, and renovation projects to ensure alignment with company standards and cost expectations.
  • Collaborate with vendors and field teams to clarify project scopes, resolve discrepancies, and recommend cost-effective solutions.
  • Serve as the internal Subject Matter Expert (SME) for repairs amp; maintenance scopes—providing guidance, training, and feedback to internal coordinators and vendor partners.
  • Ensure pricing consistency across markets by applying company benchmarks, price books, and historical cost data.
  • Support quality control efforts by validating before-and-after photos, reviewing completed work, and ensuring all deliverables meet Evernest standards.
  • Communicate directly with property owners to clearly explain the issue, discuss options and obtain approval to proceed with work
  • Partner with Operations and Maintenance leadership to identify trends, process gaps, and opportunities for improvement in estimate quality and approval workflows.
  • Assist with change orders and escalations, verifying new scopes, pricing, and project adjustments in real time.
  • Contribute to continuous improvement initiatives, including price book development, vendor scorecards, and process standardization projects.

WHAT YOU’LL BRING
  • 4+ years of experience in residential construction, maintenance, or renovation management
  • Strong knowledge of common trades (HVAC, plumbing, electrical, painting, flooring, roofing, general repairs)
  • Ability to read, interpret, and validate scopes of work, bids, and estimates
  • High attention to detail and strong analytical mindset for identifying cost discrepancies or scope gaps
  • Exceptional computer proficiency and technology skills—comfortable navigating multiple platforms, reviewing digital estimates, using spreadsheets, and working within property management or work order systems
  • Proficiency with data tools and spreadsheets (Excel, Google Sheets) to analyze pricing and performance trends
  • Proficient leveraging AI to increase effectiveness
  • Strong communication and collaboration skills with cross functional teams, vendors, residents and property owners
  • Proven ability to manage multiple priorities in a fast-paced, high-volume environment
