Job Summary: Redstone's Residential Maintenance Scheduler is responsible for planning, coordinating, and optimizing the daily work of the Residential Maintenance team. The primary focus of this position is developing and maintaining technician schedules that maximize productivity, reduce travel time, improve resident service levels, and support timely work order completion across Redstone's residential portfolio. This position serves as the central coordination point for all residential maintenance work orders and is responsible for work order intake, prioritization, assignment, scheduling, backlog management, resident communication, and vendor coordination.

Job Responsibilities:

  • Own the daily and weekly scheduling of Residential Maintenance Technicians across Redstone's residential portfolio.
  • Build and maintain technician schedules using established prioritization guidelines, balancing emergency requests, resident commitments, due dates, workload capacity, and operational priorities.
  • Optimize schedules to maximize geographic efficiency and minimize technician travel time between properties.
  • Continuously adjust schedules throughout the day to respond to emergencies, urgent requests, weather events, and changing priorities.
  • Serve as the primary intake resource for all residential maintenance work orders.
  • Review work requests for completeness, accuracy, urgency, and proper categorization.
  • Assign work orders based on priority, skill set, workload, and geographic location.
  • Take ownership of residential maintenance backlog performance and work order throughput.
  • Prioritize and proactively schedule aged, overdue, and high-impact work orders to support backlog reduction goals.
  • Notify residents of upcoming maintenance appointments and schedule changes.
  • Coordinate closely with Resident Services regarding tenant communications and access requirement.
  • Work in coordination with the Residential Maintenance Manager to schedule vendor work and site access requirements.

  • Exceptional scheduling, prioritization, and time-management skills.
  • Ability to coordinate work across multiple technicians and locations simultaneously.
  • Strong understand of workload balancing, route optimization, and operational efficiency.
  • High proficiency with CRM, CMMS, Microsoft Team, Outlook, Excel, and other Microsoft applications.
  • Strong written and verbal communication skills.
  • Experience in field service dispatch, logistics routing, medical scheduling, construction coordination, maintenance operations, or similar environments is valued.
