Role Overview

This role serves primarily as a Property Manager, responsible for overseeing the day-to-day operations of a multifamily scattered site portfolio while ensuring resident and applicant satisfaction, and owner communication. Core responsibilities include handling time sensitive issues, coordinating maintenance and vendor services, managing move-ins and move-outs, conducting property inspections, preparing and administering lease documentation, and maintaining accurate records within property management systems. In addition to these operational duties, the position supports leasing efforts by maintaining listings, conducting market analyses, scheduling and completing showings, and assisting with lease execution to help sustain occupancy goals. The ideal candidate is highly organized, detail-oriented, and capable of balancing operational oversight with strategic leasing support. The ideal candidate is comfortable working both independently in the field and collaboratively with the central operations team.
The team portfolio consists of about 260 units across five multi-unit properties and is a growing portfolio. This position offers a hybrid work arrangement, combining remote work with regular rotations between various buildings within the portfolio. The majority of the portfolio is located in the Milwaukee area but travel to Kenosha and Madison will be required at least once a month. 

Role & Responsibilities
  • Work in a pod team structure managing, leasing and maintaining a portfolio of residential rental properties in a scattered site portfolio
  • Perform property visits and lead on-site and virtual showings, providing rapid, consistent follow-up to convert leads and keep units occupied
  • Oversee rental listings across the portfolio, including market analysis, pricing strategy, and timely activation on multiple platforms. 
  • Prepare documents related to leasing, including but not limited to: lease agreements, lease extensions, termination agreements, sublease agreements, lease amendments and condo association required paperwork
  • Navigate maintenance requests and vendor follow up for the team's portfolio 
  • Serve as a key point of contact for owners and tenants providing regular updates. 
  • Coordinate unit readiness by working closely with maintenance and vendors to ensure timely turn preparation.
  • Manage resident move-ins and move-outs, perform property walk-throughs, and support general field operations.
  • Plan and execute resident retention events at each community
Qualifications
  • Experience: Minimum of 2 years experience in property management or real estate field.
  • Strong understanding of residential leasing process; scattered-site experience preferred.
  • Must be independent, highly responsive, organized, and comfortable managing a high volume of leads and resident inquiries.
  • Strong analytical and problem solving skills to handle resident and maintenance issues effectively
  • Reliable transportation; ability to travel regularly between Milwaukee, Madison, and Kenosha. 
  • Proficiency in administrative procedures related to property management.
  • Proficiency in AppFolio or similar property management software (preferred) and Google Suite.
  • Strong written and verbal communication skills; professionalism in all client and resident interactions.
  • Familiarity with local, state, and federal property management laws and regulations.
  • Keen eye for detail, especially in lease documentation, property inspections, and maintenance issues.
