Job description

Key Responsibilities

Roofing Asset Management

  • Perform comprehensive roof condition assessments and inspections across a diverse portfolio of commercial properties.
  • Develop and maintain roof life-cycle analyses, capital planning forecasts, and long-term replacement strategies.
  • Evaluate existing roofing systems and recommend repairs, restorations, or full replacements based on performance and cost-benefit analysis.

Project Planning & Execution

  • Develop detailed project scopes, technical specifications, and bid documents for repair, restoration, and replacement projects.
  • Support the construction team on roofing projects from pre-construction through closeout, ensuring adherence to scope, manufacture, and applicable code compliance.
  • Conduct pre-bid meetings, site walks, and contractor coordination.

    Quality Control & Compliance

    • Ensure roofing work complies with manufacturer requirements, specifications, warranties, and applicable codes.
    • Coordinate inspections, testing, and warranty submissions.
    • Enforce safety standards for Benderson personnel and best practices on all job sites.

    Collaboration & Communication

    • Work closely with internal teams including property management, construction, and accounting.
    • Communicate effectively with vendors, contractors, and service technicians.
    • Maintain organized project documentation and correspondence using Microsoft Outlook, Word, Excel, and Teams.

    Travel Requirements

    • Support projects throughout the Northeast regional market.
    • Travel periodically to properties across the United States, including overnight stays as required.

    Qualifications & Experience

    • Extensive hands-on experience with commercial roofing systems, including but not limited to:
      • EPDM, TPO, PVC, modified bitumen, and built-up roofing systems
    • Demonstrated experience in:
      • Roof life-cycle analysis and capital planning
      • Budget development and cost control
      • Scope writing, bidding, bid analysis, and contractor negotiations
    • Experience supervising or coordinating roofing service technicians or field personnel.
    • Strong working knowledge of commercial roofing details, specifications, and warranty requirements.
    • Proficiency in Microsoft Outlook, Word, Excel, and Teams.
    • Ability to read and interpret drawings, specifications, and technical documents.
    • Excellent organizational, analytical, and problem-solving skills.
    • Strong communication and negotiation abilities.
    • Willingness and ability to travel regionally and nationally as required.

    Preferred Qualifications

    • Experience working directly for an owner-developer or managing roofing programs for large commercial portfolios.
    • Roofing-related certifications or manufacturer training.
    • OSHA training and strong understanding of jobsite safety requirements.

    Physical Requirements

    • Ability to access roofs, including climbing ladders and navigating uneven surfaces.
    • Ability to perform site inspections in varying weather conditions.

    Pay Range: $65,000 - $95,000 Annually
