Job Summary:

Roaming Maintenance Techs within Fairway Management play a key role in the organization by providing support at a regional level and filling in to perform routine maintenance duties including rough carpentry, painting and basic equipment or facility repairs, training, and preparation for state, and investor inspections. They are responsible for maintaining curb appeal of the property, buildings and common areas. This role involves regular travel.

Essential Duties & Responsibilities:

  • Ensure compliance with all local, state, and investor regulations and policies.
  • Must be willing to do daily travel within region.
  • Prepare for state agency, and investor inspections and ensure Osha and EPA property compliance.
  • Prioritize work orders for assigned properties.
  • Ensure properties maintain exceptional curb appeal.
  • Be available for on call after hours.
  • Must have applicable maintenance tools.
  • Lead make ready process with unit turns in a timely manner. Including but not limited to painting, carpet cleaning, and general unit cleaning as needed.
  • Preform quarterly preventative maintenance checks.
  • Must be able to preform all physical requirements of position including but not limited to being able to lift up to 55lbs, work in enclosed spaces such as attics and crawl spaces, work outdoors in all weather conditions, including heat, cold, rain, and snow.
  • Must be willing to assist neighboring properties in maintenance tasks.
  • Must be able to pick up supplies from area vendors as needed while legally operating a registered and properly insured vehicle.
  • Reports to Regional Manager and Maintenance Superintendent for all delegated tasks.
  • Travel to, and participate in, both regional and corporate training and/or conferences as required.
  • Be alert to any emergencies, suspicious people or events and notify appropriate staff.
  • Assist with maintaining exceptional curb appeal.
  • Maintain positive and professional relationships with residents, vendors, and other staff members.
  • Make the manager aware of any health and safety concerns on site.
  • Must be willing to work overtime as needed and approved
  • Must be able to trouble shoot, repair, and replace HVAC
  • Must train assigned staff company systems, building systems, and safety training as well as general maintenance training for Maintenace Tech I and II’s.
  • Prepares properties for REAC or INSPIRE inspections.

Required Qualifications:

Education:

  • High School diploma or the equivalent

Experience:

  • 5 years of multifamily, commercial, or hotel maintenance experience
  • HVAC EPA Type II Certification
  • Must have 1 to 2 years of verifiable HVAC troubleshooting, repairs, and installation experience.
  • Must have working knowledge in plumbing, electrical, HVAC, carpentry, painting, and building operating systems (ie. Door entry systems, fire suppression systems, etc.)

Required Qualifications:

  • HVAC EPA 608 Universal Certification
