About New Story Capital

New Story Capital is the asset and fund management arm of New Story Inc., a US-based non-profit pioneering scalable, market-based housing solutions in Mexico and LATAM. We harness market forces to empower underrepresented families to become land and homeowners. To date, our investments have totaled over MXN $580M. We are building our investment pipeline for the Q2 2027 capital allocation cycle.

 

The Opportunity

We are seeking well-connected Investment Sourcing Consultants with extensive local real estate market expertise and strong networks to discover and evaluate potential real estate developer partners and investment options. Your primary goal will be to identify self-sufficient operators, assess their fit with our strategy, and introduce them to our pro-business financing approach.

 

We raised over USD $10M to invest in residential lot development projects in Mexico. Our investment strategy requires developer partners who are:

  • Independent Operators: Capable of handling zoning, master planning, and infrastructure execution without heavy oversight.

  • Impact-Driven: Willing to reserve a significant portion of their lots exclusively for low-income or vulnerable families.

  • Aligned with Our Vision: While our core funding supports land development, we prioritize partners whose projects include housing construction from the outset. We view a phased, integrated construction approach as the ideal model for families to transition from land ownership to home ownership.

We offer "smart" financing that respects the developer’s need for operational freedom:

  • Trust-Backed Security: We do not require personal or overarching corporate guarantees. We utilize a legal trust structure where loans are secured by project cash flows and underlying land values.

  • Asset-Isolated: Financing is tied to the project, not the developer’s wider portfolio, ensuring that great operators can execute without being stifled by restrictive third-party obligations.

Key Responsibilities

  • Pipeline Generation: Proactively source and secure relationships with experienced real estate developers across Mexico and Latin America.

  • Initial Vetting: Screen prospective developers to ensure they meet our investment criteria and align with our investment strategy.

  • Introduction & Hand-off: Serve as the initial point of contact, introducing qualified developers to the New Story Capital team. This role ends after the initial vetting and introduction phase, with no responsibility for deal structuring or ongoing management.

Compensation Structure

  • 100% Success-Based: This is a performance-driven engagement. There is no hourly or monthly retainer.

  • Fee: 1% of the total closed loan principal amount for any project during the first 12 months where the Consultant provided the developer lead. Fees are earned and payable upon the formal legal closing of the loan agreement and the incorporation of the project’s trust structure.

For example, if a consultant connects New Story Capital with a qualified developer who closes a MXN $50,000,000.00 loan and trust agreement, the consultant will earn a $500,000.00 fee upon closing.
