Overview

Connell Building Company is seeking a Project Manager to lead the execution of high-end residential construction and remodeling projects from pre-construction through final closeout.

This role is responsible for owning the full construction process, ensuring projects are delivered on time, within approved scope, at or above target gross margin, and to the quality expectations of a luxury residential client.

The Project Manager serves as the single point of accountability for each project, managing trades, schedule, budget, documentation, and client communication while upholding the standards of Connell Building Company.

Key Responsibilities

Project Ownership & Execution

  • Take full ownership of assigned projects from pre-construction through completion
  • Ensure work aligns with:
    • Approved drawings
    • Contracted scope
    • Connell Building Company quality standards
  • Maintain jobsite organization, safety, and protection of all work

Pre-Construction Management

  • Confirm all required items are complete prior to mobilization, including:
    • Executed contracts
    • Approved construction drawings
    • Engineering and permits
    • Long-lead materials ordered
    • Baseline project schedule established
  • Ensure projects are properly set up for success before field work begins

Scheduling & Coordination

  • Develop and maintain a master construction schedule on Buildertrend
  • Issue:
    • Daily job plans (trades, scope, sequencing)
    • Weekly look-ahead schedules
  • Coordinate trades, inspections, and deliveries to maintain project flow

Trade & Subcontractor Management

  • Manage all subcontractors and trades on site
  • Ensure:
    • Clear scopes of work
    • Proper sequencing
    • Accountability for workmanship and timelines
  • Reject substandard or incomplete work
  • Prevent trade conflicts and rework through proactive coordination

Budget & Financial Management

  • Execute projects at or above target gross margin
  • Monitor:

  • Ensure no work is performed outside of approved scope

Change Order Control

  • Enforce strict change order process:
    • No verbal approvals

Daily Documentation & Reporting

  • Maintain daily project logs including:
    • Trades on site
    • Work completed vs. planned
    • Inspections and results
    • Issues, delays, and site conditions
    • Photo documentation
  • Ensure all records meet legal, lender, and internal standards

Quality Control

Oversee and verify quality at all key phases, including:

  • Framing and structural layout
  • Rough mechanical coordination
  • Drywall and substrate preparation
  • Cabinetry installation and alignment
  • Countertops, trim, and finish work
  • Final punchlist completion

Client & Communication Management

  • Provide structured, professional updates to clients
  • Maintain a high-touch, luxury-level client experience
  • Escalate issues early and communicate clearly
  • Coordinate with lenders and third-party inspectors as needed

Project Closeout

  • Ensure completion of:
    • Punch list items
    • Final inspections
    • Final billing and lien waivers
    • Closeout documentation
  • Maintain accountability through full financial and legal closeout

Qualifications

  • 5+ years experience in residential construction project management
  • Experience in high-end or custom residential projects preferred
  • Strong understanding of:
    • Construction sequencing
    • Building codes and inspections
    • Trade coordination
  • Highly organized with strong attention to detail
  • Strong leadership and communication skills
  • Ability to manage multiple projects simultaneously
  • Proficiency in project management software (Buildertrend preferred)
