Salary: $105,000 - $125,000 depending on experience and ability to run $2M-$15M projects

Gardner/Fox Associates is seeking an experienced Commercial Construction Project Manager to join our team. This position will be responsible for managing commercial projects from preconstruction and procurement through construction and closeout.

Gardner/Fox is an established, full-service design/build and construction management firm serving the Philadelphia region since 1987. Our commercial portfolio includes laboratory and life science, healthcare, education, retail, office, institutional, and specialty construction projects.

The ideal candidate is a construction professional who can independently manage projects while developing strong relationships with Owners, architects, engineers, subcontractors, and our internal project team.

Responsibilities Include

  • Manage commercial construction projects from preconstruction through final completion.
  • Develop and maintain project budgets, schedules, procurement plans, and subcontractor scopes.
  • Solicit, evaluate, level, and award subcontractor and vendor proposals.
  • Prepare and administer subcontracts and purchase orders.
  • Manage submittals, RFIs, change orders, cost reporting, and project documentation.
  • Conduct Owner/Architect/Contractor and subcontractor coordination meetings.
  • Work closely with the Site Superintendent to coordinate field operations, logistics, sequencing, and schedule.
  • Monitor project costs, commitments, forecasts, and profitability.
  • Review subcontractor applications for payment and prepare Owner billing.
  • Identify project risks and proactively develop solutions to schedule, cost, design, and constructability issues.
  • Coordinate with architects, engineers, consultants, and Owner representatives.
  • Maintain strong client relationships throughout the project.
  • Manage punch list, commissioning, closeout documentation, and final completion.
  • Participate in preconstruction, estimating, constructability reviews, and value engineering as required.

Qualifications

  • 5+ years of commercial construction project management experience with a general contractor, construction manager, or design/build firm.
  • Bachelor's degree in Construction Management, Engineering, Architecture, or a related field preferred; equivalent construction experience will be considered.
  • Strong understanding of commercial construction methods, MEP systems, contracts, scheduling, and cost management.
  • Demonstrated ability to manage subcontractors and multiple project stakeholders.
  • Strong written and verbal communication skills.
  • Strong financial and organizational skills with attention to detail.
  • Experience with laboratory, life science, healthcare, education, institutional, or technically complex projects is a plus.
  • Experience with Procore, Bluebeam, Microsoft Project, and Microsoft Office preferred.
  • Ability to manage multiple projects and priorities effectively.
