Assistant Maintenance Supervisor / Assistant Superintendent - Residential Community

Summary/Objective:
The Assistant Maintenance Supervisor / Assistant Superintendent supports the Maintenance Supervisor, Property Manager, Regional Manager, and onsite team in ensuring the safe, efficient, and economical maintenance of the property, grounds, apartments, common areas, and building systems. This role is hands-on and requires a strong working knowledge of apartment maintenance, work order completion, unit turns, preventative maintenance, and resident service. The Assistant Maintenance Supervisor / Assistant Superintendent should demonstrate strong characteristics of commitment, trustworthiness, accountability, and teamwork.

Essential function/Responsibilities: duties include but are not limited to the following: Under the supervision of the Superintendent
- Perform daily maintenance repairs and service requests, including plumbing, electrical, carpentry, drywall, painting, flooring, appliance repair, and general apartment maintenance.
- Assist with unit turns and make-ready work to prepare apartments for move-in.
- Handle urgent work orders in occupied apartments and common areas.
- Support the Maintenance Supervisor with daily maintenance priorities, work order flow, preventative maintenance, inspections, and team coordination.
- Help guide maintenance technicians, porters, vendors, and contractors during the workday as needed.
- Maintain appliances, equipment, tools, supplies, and inventory in an organized and safe manner.
- Perform routine inspections of apartments, common areas, grounds, building systems, and property exterior areas.
- Identify maintenance issues, safety concerns, repair needs, and building work required.
- Assist with move-in, annual, and property inspections as needed.
- Maintain public spaces, grounds, building entrances, trash areas, and common areas as needed.
- Ensure adherence to company policies, building rules, safety standards, and applicable affordable housing requirements.
- Respond to maintenance requests from property management staff and residents to ensure issues are addressed promptly and professionally.
- Operate tools, equipment, and power machinery safely and properly.
- Participate in the on-call rotation with the maintenance team and respond to after-hours emergencies as needed.
- Provide strong customer service when communicating with residents, staff, vendors, and contractors.
Requirements:
- Must have at least three (3) years of maintenance experience.
- Apartment maintenance experience strongly preferred.
- Must have a high school diploma or GED.
- Must have own basic maintenance tools.
- Must be able to participate in an on-call rotation.
- Must be able to work full-time onsite in Clarkston, GA.
- Must be able to lift, carry, move, and maneuver heavy equipment, appliances, supplies, and tools.
- Must be able to diagnose and repair equipment or appliances in areas that may not be easily seen or reached, including under counters, ceilings, crawl spaces, and other tight areas.
Qualifications:
- Strong working knowledge of painting, electrical wiring, electrical systems, general plumbing, mechanical systems, carpentry, appliance service and repair, and safe use of power tools and machinery.
- Ability to complete work orders efficiently while maintaining quality and safety standards.
- Ability to work with multiple deadlines, changing priorities, and urgent maintenance needs.
- Ability to support and guide maintenance/service staff through the workday, provide constructive direction when needed, and work as part of a team.
- Strong customer service skills and the ability to communicate professionally with residents, staff, vendors, and contractors.
- Experience with affordable housing, Tax Credit, Section 8, or voucher communities is a plus.
- HVAC, EPA, boiler, sprinkler, plumbing, or related maintenance certifications are strongly preferred.
Pay Range: $22.00 to $24.00 per hour
