Are you an experienced Residential Construction Project Manager looking to take ownership of high-quality home builds from pre-demolition to final punch list? Join our growing team where your organizational skills, construction knowledge, and problem-solving mindset will drive successful, on-time, and on-budget project completions.

About the Role:

We’re seeking a detail-oriented and proactive Construction Project Manager to lead and coordinate residential home building projects, including permitting, on-site management, material purchasing, and change order execution. You’ll play a pivotal role in keeping construction timelines on track, ensuring safety compliance, and maintaining quality standards from start to finish.

Key Responsibilities:

Permitting & Site Preparation

  • Manage all general permitting with city departments and utility companies
  • Coordinate utility disconnections (electric, gas, water, sewer)
  • Arrange pest control, asbestos inspections, and excavation services
  • Submit certified mailings, applications, and site documentation
  • Ensure all safety hazards are cleared before demolition

On-Site Construction Oversight

  • Conduct daily site visits, document progress, and update project management software (Buildertrend)
  • Manage subcontractors schedule, monitor work quality, and enforce construction timelines.
  • Oversee deliveries and verify materials; address any defects or delays
  • Keep projects within scope, on budget, and ahead of schedule

Material Purchasing & Installation

  • Lead finish walkthroughs for paint, flooring, cabinetry, hardware, etc.
  • Submit purchase orders and coordinate delivery and installation
  • Perform quality checks and schedule re-orders if needed
  • Manage final installation and punch list completion

Change Order Management

  • Identify and document scope, timeline, or material changes
  • Prepare formal change orders and collaborate with Controller
  • Update schedules and costs in project systems
  • Communicate changes with contractors for smooth execution

  • Demolition permits approved on first try
  • Zero safety incidents during site prep
  • Projects completed on time and within budget
  • Clean, consistent documentation and daily reporting
  • Minimal delays and clear contractor communication

Required Skills & Experience:
  • 3+ years of residential construction or project management experience
  • Knowledge of municipal permitting and site prep workflows
  • Strong organizational and documentation skills
  • Skilled in managing contractors and construction timelines
  • Proficiency with Buildertrend or similar construction software
  • Able to read and interpret construction plans
  • Excellent communication and problem-solving skills
Preferred Qualifications:
  • Experience with residential demolition or utility disconnections
  • Previous purchasing and change order management experience
