Founded in 2020, ACRUVA Capital Partners (ACP) is a boutique, real estate investment and development firm based in Deerfield Beach, Florida, with additional operations in San Juan, Puerto Rico. ACP operates through a joint venture structure, partnering with ADC Communities (a Walker & Dunlop subsidiary) to finance, develop, and preserve affordable multifamily housing across the U.S. and Puerto Rico.

ACP aims to expand access to safe, stable, and healthy housing for extremely low- to moderate-income families, elderly individuals, and those with special needs. Their vision is to build resilient, sustainable, equitable rental communities by using innovative technologies to reduce costs and accelerate delivery timelines.

Position Summary

The Associate Development Manager reports to the Vice President of Development and plays a pivotal role in ACRUVAโ€™s mission to provide high-quality affordable housing for special needs populations. This position is an integral member of the Development Team and works on all aspects of the development process at the direction of the Vice President of Development and in concert with the Finance and Acquisitions teams.

Based out of either ACRUVAโ€™s Deerfield Beach, FL or San Juan, Puerto Rico office, this position supports the development of new affordable multifamily communities throughout Florida and the Commonwealth of Puerto Rico. The ideal candidate has 2โ€“3 years of affordable housing development experience combined with an academic background in real estate and development.

Development Process Support
  • Assist senior development staff throughout the full project development process, including project management organization, feasibility analysis, financing applications, due diligence, vendor procurement, permits and entitlements, construction, and closing coordination.
  • Research land development and zoning codes, local entitlement and building permit processes, and other public approvals required for project advancement.
  • Perform project analysis during the pre-development phase, including rent/income rates and trends, construction cost, operating expenses, occupancy rates, utility provider and allowance information, and other market data.
  • Assist in developing and refining project budgets and critical path timelines from feasibility through stabilization.
  • Solicit and assess proposals for various professional deliverables, including Architect and General Contractor RFQ/RFPs, surveys, geotechnical reports, market studies, appraisals, environmental reports, and specialty engineering contracts.
  • Coordinate and complete due diligence items and manage closing checklists with various financial partners on assigned developments.
  • Support cost accountant and auditors in preparing cost certifications for new or rehabilitated housing projects and assist with funder financial reporting requests.
  • Maintain regular communication with vendors, contractors, and banks to obtain adequate information as source documentation for audit records.
  • Provide supporting documentation for financial audits and other financial reviews as needed.
Reporting & Communication
  • Coordinate project reporting and update project tracking software and various databases.
  • Provide regular project status updates to the Vice President of Development and senior leadership.
  • Represent ACRUVA professionally in interactions with government agencies, lenders, equity investors, and community stakeholders.
Stakeholder & Vendor Relations
  • Build and maintain relationships and rapport with local governments, vendors, industry professionals, and peers throughout the organization.
  • Coordinate with architects, engineers, general contractors, and consultants to ensure project deliverables are completed on schedule and within budget.
  • Support the development team in responding to lender and investor information requests and Housing Finance Agency inquiries.
  • Identify and track potential issues and challenges in the development process, quantify risk and impact, and provide actionable solutions to the team.

  • Serve as an integral member of the Development Team, supporting cross-functional collaboration across Finance, Acquisitions, and Construction Management.
  • Apply creativity and resourcefulness to resolve issues that arise during the development process, escalating complex matters to senior staff as appropriate.

Education & Experience
  • Minimum 2โ€“3 years of experience in affordable housing real estate development and/or project management in a discipline such as planning, civil engineering, architecture, construction, land development, or another related field.
  • Masterโ€™s degree preferred; Bachelorโ€™s degree with experience in civil engineering, entitlements and permitting, construction, urban planning, or architecture will be considered.
  • Must possess a strong interest in real estate development and a commitment to the affordable housing mission, with a tireless work ethic.
  • Proficiency with Microsoft Excel, Word, and PowerPoint; ability to learn and implement new software and technologies quickly.
  • Prior LIHTC (Low Income Housing Tax Credit) or affordable housing development experience is strongly preferred.
  • Experience working with state Housing Finance Agencies and familiarity with competitive funding applications (RFP/RFQ, NOFA) is a plus.
