Job description

LIV Development is seeking a Senior Marketing Manager to lead the execution of property marketing initiatives across its multifamily portfolio while supporting key corporate marketing and communications initiatives.

Reporting to the Assistant Vice President of Marketing & Communications, the Senior Marketing Manager serves as the day-to-day leader of property marketing, translating the company’s marketing strategy into integrated, property-level campaigns that drive leasing performance and ensure consistent execution.

As LIV Development’s central point of accountability for property marketing execution, this role provides direction and oversight to its third-party property management partners, ensuring every community executes marketing initiatives consistently, upholds brand standards, and supports business objectives.

Marketing Execution & Brand Stewardship
  • Translate LIV Development’s marketing strategy into integrated property-level marketing campaigns, leading day-to-day execution to ensure initiatives are delivered on time, on budget, and aligned with leasing objectives, occupancy goals, and corporate priorities.
  • Serve as LIV Development’s primary partner to vendors and third-party property management marketing teams, providing direction, oversight, and approvals to ensure marketing initiatives are executed consistently, uphold brand standards, and support business objectives.
  • Partner closely with LIV’s Property Operations and Asset Management team and on-site teams to align marketing initiatives with leasing goals and operational priorities.
  • Collaborate with both internal and external partners to develop and deploy marketing campaigns, resident engagement initiatives, and creative assets, including signage, photography, videography, virtual tours, and collateral.
  • Establish and maintain quality control by reviewing and approving all property marketing materials and campaign deliverables to ensure consistency, accuracy, and alignment with brand standards prior to deployment.
  • Coordinate marketing support for new developments, lease-ups, repositioning initiatives, and other special projects as assigned.
  • Support LIV Development’s corporate marketing and communications initiatives, including corporate campaigns, brand initiatives, and other strategic projects.
Digital Marketing & Performance Optimization
  • Oversee and optimize digital marketing initiatives, including community websites, search engine optimization (SEO), paid media, online listings, email marketing, and social media, to maximize lead generation, resident engagement, leasing performance, and online visibility.
  • Partner with the property management marketing teams and on-site teams to strengthen online reputation management, implement review management best practices, and enhance the resident experience across digital channels.
  • Evaluate digital marketing performance and recommend improvements that increase campaign effectiveness and marketing return on investment.
  • Monitor marketing performance using key metrics such as cost per lead, lead-to-lease conversion, website traffic, occupancy trends, and return on marketing investment.
  • Analyze campaign performance, competitive market conditions, and consumer insights to develop actionable recommendations that optimize marketing performance, strengthen market positioning, and support business objectives.
Innovation & Professional Development
  • Stay current on multifamily marketing trends, digital platforms, and emerging technologies, recommending new tools, technologies, and best practices that improve marketing execution and operational efficiency.
  • Represent LIV Development at professional development opportunities, industry conferences, and networking events.
Skills and Qualifications
  • Bachelor’s degree in Marketing, Communications, or a related field required; advanced degree is a plus.
  • 7+ years of progressive marketing experience, with a strong preference for multifamily real estate, new development, lease-up, hospitality, or other customer-focused real estate sectors.
  • Proven experience leading multi-property or portfolio-level marketing initiatives and managing integrated marketing campaigns that drive measurable business results.
  • Experience collaborating with and providing direction to third-party property management teams, agencies, and external vendors while maintaining accountability for marketing execution and brand standards.
  • Strong understanding of digital marketing, including website management, SEO, paid media, social media, email marketing, online reputation management, and marketing analytics.
  • Demonstrated ability to interpret marketing performance data and translate insights into actionable recommendations that improve campaign effectiveness and return on investment.
  • Exceptional project management and organizational skills, with the ability to manage multiple priorities, budgets, timelines, and stakeholders in a fast‑paced environment.
  • Outstanding written and verbal communication skills, with the ability to develop compelling marketing content and communicate effectively with cross‑functional teams, vendors, and senior leadership.
  • Highly collaborative relationship builder with the ability to influence cross‑functional teams and external partners without direct authority.
  • Meticulous attention to detail and a strong commitment to quality, consistency, and brand stewardship.
  • Proficiency in Microsoft Office Suite, particularly PowerPoint and Excel, along with marketing analytics platforms such as Google Analytics, HubSpot, or similar tools.
  • Experience with CRM, property management, or multifamily marketing platforms is preferred.
  • Familiarity with Adobe Creative Suite or other creative tools is a plus but not required.
  • Willingness to travel periodically for site visits, vendor coordination, and industry events.

Due to the highly collaborative nature of our work, this position is an in‑office position based in our Birmingham, AL headquarters. The role requires occasional travel to portfolio properties.
