What does a rentals manager do?

A Rentals Manager oversees the leasing and rental operations of properties or equipment, ensuring efficient and profitable management. Their duties often include marketing rental spaces or items, screening tenants or clients, handling contracts, and maintaining positive customer relations. They may also supervise staff, coordinate maintenance or repairs, and ensure compliance with relevant laws and policies. The role requires strong organizational, communication, and customer service skills. Rentals Managers are commonly found in real estate, vehicle, and equipment rental industries.

What are the key skills and qualifications needed to thrive as a rentals manager?

To thrive as a Rentals Manager, you need strong organizational skills, property management knowledge, and experience with leasing processes, typically complemented by a background in real estate or property management. Familiarity with property management software, CRM systems, and, in some cases, relevant certifications like Certified Apartment Manager (CAM) is valuable. Exceptional communication, customer service, and negotiation skills distinguish top performers in this role. These competencies are essential for efficiently managing properties, ensuring tenant satisfaction, and maximizing occupancy and revenue.

What are some common challenges rentals managers face when coordinating with property owners and tenants?

Rentals Managers often act as the central point of contact between property owners and tenants, which can present challenges such as balancing the expectations of both parties, resolving maintenance issues promptly, and navigating disputes over lease terms or property conditions. Effective communication, strong organizational skills, and a proactive approach to problem-solving are essential in overcoming these challenges. Additionally, Rentals Managers must stay updated on local housing regulations to ensure compliance and maintain positive relationships with all stakeholders.

How do rentals managers get paid?

Rentals managers typically earn a salary, which may be supplemented by commissions or bonuses based on performance, such as lease signings or occupancy rates. Compensation can also include benefits like health insurance and retirement plans, and may vary depending on the employer and location.

Job description

WE'RE HIRING: OPERATIONS EXECUTIVE – SHORT-TERM RENTALS (AIRBNB)
Ella Homes is a rapidly growing property management company specializing in Airbnb, short-term rentals, mid-term rentals, insurance housing, and corporate relocation housing throughout Southern California over 9 years.

Website: www.ellahomes.co

We are seeking an experienced and highly motivated Operations Executive to help oversee and scale our growing portfolio of properties.
This is a leadership position for someone who thrives in a fast-paced environment, takes ownership, solves problems proactively, and is excited to help grow a dynamic business.
Compensation: Up to $75,000 per year (based on experience)
Location: Hybrid Position – Must Reside in Los Angeles County or Orange County, California
Languages Required: Fluent in both English and Vietnamese (spoken and written)
Responsibilities

  • Oversee day-to-day operations across multiple Airbnb and rental properties
  • Manage and support remote team members, cleaners, vendors, and maintenance personnel
  • Ensure exceptional guest and homeowner experiences
  • Improve systems, workflows, and operational efficiency
  • Coordinate property setups, inspections, and ongoing operations
  • Monitor performance metrics and help drive company growth
  • Handle urgent issues and make sound decisions under pressure
  • Travel to properties throughout Los Angeles and Orange County as needed

Requirements
Required:

  • Minimum 1 years of Operations Management or Operations Executive experience
  • Experience in Airbnb, Short-Term Rentals (STR), Mid-Term Rentals (MTR), Hospitality, Property Management, or Real Estate
  • Fluent in both English and Vietnamese
  • Strong leadership, communication, and problem-solving skills
  • Highly organized with strong attention to detail
  • Ability to manage multiple projects and priorities simultaneously
  • Reliable transportation and willingness to visit properties when needed

Ideal Candidate:

  • Strong understanding of Airbnb and the vacation rental industry
  • Takes ownership and accountability
  • Comfortable working independently without constant supervision
  • Flexible and adaptable in a fast-moving environment
  • Solutions-oriented and proactive
  • Growth-minded and eager to help build something bigger

Important
This is NOT a traditional "clock in, clock out" position.
We are looking for someone who is flexible, responsive, and committed to getting the job done. While the schedule offers flexibility and work-from-home opportunities, the role requires ownership, initiative, and availability when operational issues arise.
If you are looking for a strict 9-to-5 job, this position may not be the right fit.
To Apply
Please send:

  • Your resume
  • A brief introduction about yourself
  • A summary of your relevant Airbnb, STR/MTR, hospitality, property management, or operations experience
Applications without relevant Airbnb, STR/MTR, hospitality, property management, or operations experience will not be considered. (edited)
