What is the difference between Remote Rental Property vs Remote Property Manager?

AspectRemote Rental PropertyRemote Property Manager
Primary RoleOwnership and investment in rental properties, overseeing property value and incomeManaging day-to-day operations, tenant relations, and maintenance for rental properties
Required CredentialsReal estate investment knowledge, sometimes licensing for property managementReal estate license, property management certification often preferred
Work EnvironmentSelf-managed, often independent or via online platformsRemote coordination with tenants, vendors, and property owners
Industry UsageReal estate investors, landlordsProperty management companies, landlords

Remote Rental Property involves owning and managing investment properties remotely, focusing on property value and income. Remote Property Managers handle daily operations and tenant relations from afar. While both roles require real estate knowledge, ownership emphasizes investment, whereas management focuses on operational tasks.

What are the main challenges of managing rental properties remotely, and how can they be addressed?

Managing rental properties remotely can present challenges such as coordinating maintenance, ensuring tenant satisfaction, and handling emergencies from a distance. Many remote property managers overcome these obstacles by leveraging property management software, building strong relationships with reliable local contractors, and maintaining clear, consistent communication with tenants. Regular virtual check-ins and prompt attention to issues are also key to sustaining property value and tenant trust. Familiarity with local regulations and having a trusted on-site contact can further streamline remote property management.

What are the key skills and qualifications needed to thrive as a Remote Rental Property Manager, and why are they important?

To excel as a Remote Rental Property Manager, you need strong knowledge of property management principles, leasing regulations, and usually a relevant real estate license or property management certification. Proficiency with property management software, digital communication tools, and online payment systems is essential for remote operations. Excellent organizational skills, problem-solving ability, and clear communication help you effectively coordinate maintenance, address tenant concerns, and foster positive relationships. These skills ensure smooth property operations, high tenant satisfaction, and optimal financial performance while managing properties from a distance.

What are remote rental properties?

Remote rental properties are real estate investments that are owned and managed by landlords or investors who do not live near the property itself. Instead, they oversee their rental units from a distance, often relying on local property managers or digital tools to handle day-to-day tasks. This approach allows investors to diversify their portfolio geographically and take advantage of markets with higher returns, even if those markets are far from where they reside. While remote rental property ownership can be profitable, it also requires careful planning, reliable local contacts, and strong communication to manage effectively.

Job description

Company Overview

Pacer is a technology-driven revenue management company that helps short-term rental operators maximize revenue & profitability while eliminating the stress of pricing and performance management. We combine advanced data, automation, and deep industry expertise to deliver measurable, lasting results across every portfolio we support.

We operate as an extension of each operator’s team—aligning incentives, sharing insights, and ensuring every pricing decision is backed by data and clear reasoning. Our communication is proactive and transparent: operators always know where performance stands, what’s driving it, and how strategy is evolving.

Through consistent communication—performance reviews, mid-month updates, and quick strategy syncs—operators stay informed, confident, and prepared to communicate effectively with their homeowners. We believe clear visibility builds trust, reduces churn, and strengthens partnerships.

We’re results-driven, endlessly curious, and proud to stand shoulder to shoulder with operators who trust us to guide their business growth. Through partnerships with PriceLabs, Wheelhouse, Beyond, RevMax and Key Data, we turn world-class data into performance that lasts.

Position Summary

As a Senior Revenue Manager, you’ll lead strategy and performance for a portfolio of short-term rental properties, serving as both analyst and advisor. You’ll own revenue outcomes end-to-end, configuring pricing tools, interpreting data trends, and crafting strategies that outperform the market.

This role is ideal for someone who thrives on autonomy, finds satisfaction in mastering complex systems, and takes pride in turning data into decisive action. You’ll serve as a trusted advisor of each client’s business - balancing analytical precision with clear, confident communication.

At Pacer, you won’t just manage numbers. You’ll shape strategy, strengthen relationships, and see the direct impact of your expertise reflected in our clients’ success.

Responsibilities
  • Lead end-to-end revenue strategy and dynamic pricing across diverse short-term rental portfolios.

  • Configure and optimize leading RMS tools (PriceLabs, Wheelhouse, Beyond, RevMax) to drive NOI and long-term performance.

  • Analyze pacing, market data, and booking velocity to anticipate opportunities before competitors react.

  • Deliver monthly performance reviews with clarity, transparency, and insight - translating data into confident business decisions.

  • Continuously refine pricing layers (minimum stays, discounts, fees) aligned with portfolio and market goals.

  • Build enduring, trust-based partnerships through proactive communication and a commitment to measurable impact.

  • Collaborate cross-functionally with data and product teams to refine automation, enhance reporting, and fuel innovation.

  • Challenge assumptions, test new ideas, and adapt strategies to stay ahead of shifting market conditions.

  • Uphold Pacer’s values by delivering consistent, measurable impact and treating every PM Partner's business as if it were your own.

About You

You’re a strategist who finds energy in analytics and meaning in measurable results. You balance technical skill with relationship strength and care deeply about helping clients grow their businesses.

You bring a mix of experience, confidence, and curiosity that enables you to work independently while contributing to a team that values high performance and innovation.

Note: This is not a large-chain hotel revenue management role. We’re looking for candidates with hands-on experience in the short-term rental (STR) or boutique hotel space - people who understand dynamic pricing, localized strategy, and owner-level impact.

Qualifications
  • 3+ years minimum experience in revenue management for vacation rentals, STRs, or boutique hotels.

  • At least 1 year of client facing or team management experience

  • Proven expertise in data analysis and performance monitoring.

  • Advanced proficiency with leading Revenue Management Systems (RMS) such as PriceLabs, Wheelhouse, Beyond, or RevMax.

  • Hands-on experience with Property Management Systems (PMS) such as Guesty, Hostaway, Streamline, or Track (other modern PMS experience is a plus).

  • Proven ability to synthesize complex data into clear, actionable insights.

  • Exceptional relationship management and communication skills; confidence presenting data-backed strategies to executive stakeholders.

  • High personal accountability and attention to detail across multiple portfolios.

  • Deep care for client success and a drive to deliver measurable business results.

  • Self-motivated and organized. Comfortable operating with independence in a remote, results-oriented environment.

Preferred Qualifications

  • Experience managing a large and diverse portfolio of properties.

  • Familiarity with major OTAs (Airbnb, Vrbo, Booking.com).

  • Experience in a fast-paced, high-growth startup environment.

  • A strong motivation to learn and adapt to the specifics of the vacation rental industry (for candidates with boutique hotel-only experience).

  • Experience with business intelligence tools (e.g., Tableau, Power BI).

Compensation & Schedule

Annual Salary:   $ OTE $120,000-130,000

  • Note: Top-performing revenue managers at Pacer can absolutely exceed $120K+ in total compensation, but that level is earned through ownership, consistency, and a true passion for performance. The people who reach it treat their portfolios like their own business; they’re proactive, disciplined, and thrive in a fast-paced environment. We’ve had team members surpass this benchmark before, though it typically reflects a commitment that goes beyond a standard 40-hour week.

Schedule: Full-time, flexible schedule aligned with client needs and market activity. Standard business hours apply, with occasional adjustments to support portfolio performance or time-sensitive revenue opportunities.

Benefits
  • Health, Dental, and Vision Insurance

  • Life Insurance Coverage

  • Flexible Paid Time Off

  • Work-from-Home Flexibility

  • Professional Growth Opportunities

  • Collaborative, High-Performance Team Culture

Join a team defining the future of revenue management in the short-term rental industry—where data meets strategy, and results speak louder than promises.
