What is remote property management?

Remote property management is the practice of overseeing and maintaining rental properties from a distance, without being physically present at the property location. This can be done using digital tools, such as property management software, virtual tours, and online communication platforms, to handle tasks like tenant screening, rent collection, maintenance coordination, and responding to tenant inquiries. Remote property managers often work with local vendors or on-site staff to address issues that require a physical presence. This approach enables landlords and property managers to efficiently manage properties in different locations, save time, and reduce the need for on-site visits.

What are the key skills and qualifications needed to thrive as a remote property manager, and why are they important?

To thrive as a Remote Property Manager, you need strong organizational skills, knowledge of property management practices, and typically a background in real estate or property management certification. Familiarity with property management software (such as AppFolio or Buildium), virtual communication tools, and online payment systems is essential. Excellent communication, problem-solving, and time management skills help build trust with tenants and owners while efficiently handling issues from a distance. These abilities ensure smooth operations, tenant satisfaction, and effective oversight of properties without being physically on-site.

What are the main challenges faced by property managers working remotely, and how can they be addressed?

Remote property managers often face challenges such as coordinating maintenance or repairs from a distance, ensuring clear communication with tenants and contractors, and staying organized across multiple properties. Utilizing reliable property management software and digital communication tools can help streamline operations and maintain strong relationships with both tenants and service providers. Regular virtual check-ins and clear protocols for handling emergencies are also crucial for effective remote management.

Job description

Company: OmniBox
Location: Remote
Employment Type: Full-Time
Compensation: $50k base salary + uncapped commission
About OmniBox
OmniBox provides modern package management and amenity solutions for apartment communities, hotels, developers, and property management companies.
Our platform combines smart package lockers, package rooms, and logistics to simplify package management, improve the resident and guest experience, and reduce operating costs for property owners and managers.
OmniBox also helps properties generate additional value through complimentary rentals, product sampling programs, vending opportunities, and other resident and guest amenities.
The Role
OmniBox is looking for a driven and entrepreneurial Account Executive to manage the full sales process, from building prospect lists and generating outbound opportunities through discovery, proposal development, negotiation, and close.
This person will primarily sell OmniBox solutions to apartment communities, multifamily developers, property management companies, hotels, and ownership groups.
The ideal candidate is comfortable generating their own pipeline, managing a high volume of outbound activity, developing customized proposals, and independently moving opportunities from the first point of contact through contract execution.
This is a performance-driven role offering a base salary and uncapped commission, providing significant earning potential for a candidate who can consistently generate pipeline and close new business.
Responsibilities
Prospecting and Pipeline Development
  • Identify and prospect apartment communities, multifamily developments, hotels, developers, property management companies, and ownership groups.
  • Use BuildCentral and similar real estate databases to identify new developments, renovations, hotel openings, and projects in the planning or construction stages.
  • Use LinkedIn Sales Navigator to identify developers, owners, property managers, regional managers, asset managers, hotel operators, and other decision-makers.
  • Build targeted lead lists organized by market, property type, development stage, ownership group, and customer profile.
  • Create, launch, and manage outbound email sequences through Instantly.
  • Conduct personalized outreach through email, LinkedIn, and phone.
  • Maintain accurate prospect, activity, opportunity, and pipeline information in HubSpot.
  • Consistently follow up with prospects and nurture longer-term opportunities.
Full-Cycle Sales Management
  • Manage the complete sales process from initial outreach through signed agreement.
  • Conduct discovery calls to understand each prospect's package management challenges, staffing costs, operational needs, development timeline, budget, and amenity goals.
  • Recommend the appropriate OmniBox solution based on property size, package volume, building design, staffing needs, and resident or guest experience.
  • Deliver product presentations and demonstrations to property managers, developers, ownership groups, hotel operators, and other stakeholders.
  • Manage relationships with multiple decision-makers throughout the sales process.
  • Establish clear next steps and maintain momentum across every active opportunity.
  • Coordinate site assessments, technical discussions, and implementation planning when necessary.
Proposals, Negotiations, and Closing
  • Create customized proposals, pricing models, presentations, and scopes of work for prospective customers.
  • Develop business cases that demonstrate potential cost savings, staff efficiencies, operational improvements, and amenity value.
  • Clearly communicate the financial and operational benefits of OmniBox.
  • Present proposals and confidently respond to questions, concerns, and objections.
  • Negotiate pricing, commercial terms, implementation timelines, and contract details.
  • Coordinate with OmniBox leadership, operations, and technical teams throughout the sales and contracting process.
  • Move qualified opportunities through the pipeline and close new apartment, hotel, and development partnerships.
  • Ensure a smooth transition from sales to implementation after a contract is signed.
Target Customers
The Account Executive will primarily sell to:
  • Apartment communities
  • Multifamily developers
  • Property management companies
  • Hotel owners and operators
  • Student housing communities
  • Mixed-use developments
  • Senior living communities
  • Real estate ownership and investment groups
OmniBox Value Proposition
OmniBox helps properties:
  • Improve package security, organization, and accessibility.
  • Reduce the time employees spend receiving and managing packages.
  • Lower the cost of purchasing and operating package management systems.
  • Improve the resident and guest experience.
  • Add new amenities through complimentary rentals, product sampling, vending, and brand partnerships.
  • Create revenue and cost-offset opportunities from package areas and common spaces.
  • Implement package management solutions customized to the needs of each property.
Compensation
This position includes a competitive base salary plus an uncapped commission structure.
There is no limit on the amount of commission the Account Executive can earn. Compensation will be directly tied to individual performance, new contracts signed, and revenue generated.
The role is designed for a highly motivated salesperson who wants ownership over the full sales process and significant upside for building and closing new business.
Success Metrics
Success in this role will be measured by:
  • Qualified sales opportunities created.
  • Discovery calls and sales meetings completed.
  • Proposals delivered.
  • Proposal-to-close conversion rate.
  • New contracts signed.
  • Revenue and pipeline generated.
  • Average sales cycle length.
  • Outbound response and meeting-booking rates.
  • Accuracy and consistency within HubSpot.
  • Successful handoff of closed customers to implementation.
Why Join OmniBox
This is an opportunity to join a growing company modernizing how apartments and hotels manage packages and deliver amenities.
The Account Executive will work closely with company leadership and play a central role in building OmniBox's outbound sales strategy, customer pipeline, proposal process, and commercial growth.
The role provides significant autonomy, direct influence over the company's growth, and uncapped earning potential for a salesperson who can build relationships and consistently close new business.
Qualifications
  • Two or more years of experience in account executive, business development, real estate technology, hospitality technology, property technology, or a related sales role.
  • Experience managing a full sales cycle from prospecting through negotiation and close.
  • Proven ability to independently generate outbound pipeline.
  • Experience conducting discovery calls, delivering presentations, creating proposals, and negotiating commercial agreements.
  • Strong written, verbal, presentation, and relationship-management skills.
  • Familiarity with LinkedIn Sales Navigator, HubSpot, Instantly, BuildCentral, or similar sales and prospecting platforms.
  • Ability to understand a customer's operational needs and translate them into a customized solution.
  • Highly organized and capable of managing multiple opportunities, proposals, follow-ups, and stakeholders simultaneously.
  • Comfortable working independently in a fast-moving startup environment.
  • Motivated by revenue goals, performance-based compensation, and uncapped earning potential.
Preferred Experience
  • Experience selling into multifamily housing, commercial real estate, hospitality, property management, or real estate development.
  • Existing relationships with developers, apartment operators, property management companies, hotel groups, or ownership groups.
  • Familiarity with package lockers, package rooms, access control, property technology, vending, logistics, or resident amenities.
  • Experience selling solutions that require customized pricing, site evaluations, or operational implementation.
