What is remote property management?

Remote property management is the practice of overseeing and maintaining rental properties from a distance, without being physically present at the property location. This can be done using digital tools, such as property management software, virtual tours, and online communication platforms, to handle tasks like tenant screening, rent collection, maintenance coordination, and responding to tenant inquiries. Remote property managers often work with local vendors or on-site staff to address issues that require a physical presence. This approach enables landlords and property managers to efficiently manage properties in different locations, save time, and reduce the need for on-site visits.

What are the key skills and qualifications needed to thrive as a remote property manager, and why are they important?

To thrive as a Remote Property Manager, you need strong organizational skills, knowledge of property management practices, and typically a background in real estate or property management certification. Familiarity with property management software (such as AppFolio or Buildium), virtual communication tools, and online payment systems is essential. Excellent communication, problem-solving, and time management skills help build trust with tenants and owners while efficiently handling issues from a distance. These abilities ensure smooth operations, tenant satisfaction, and effective oversight of properties without being physically on-site.

What are the main challenges faced by property managers working remotely, and how can they be addressed?

Remote property managers often face challenges such as coordinating maintenance or repairs from a distance, ensuring clear communication with tenants and contractors, and staying organized across multiple properties. Utilizing reliable property management software and digital communication tools can help streamline operations and maintain strong relationships with both tenants and service providers. Regular virtual check-ins and clear protocols for handling emergencies are also crucial for effective remote management.

Job Description

About the Role

Engagement Type - Full time, fully remote consultant; ~6 - 24 month engagement

Nearmap'sย Roof & Exterior Measurements (REM) program deliversย aerialย property measurement outputsย -ย roof geometry, wall dimensions, window/door countsย and measurement, and material classificationย -ย to insurance carriers, restoration contractors, and estimating platforms. As we scale toward broader carrierย and commercialย deployment, we are seeking a seasoned industry practitioner to serve as a full-time Subject Matter Expert (SME) Consultant embedded within the REM product team.ย

This role is a critical bridge between deep industry knowledge and product execution. The SME Consultant willย inform usย how we define measurement standards, evaluate output quality, shape process flows, and position our capabilities relative to the market. You will work directly with the VP of Productย and product team as well asย cross-functional leads spanning Engineering, Operations, and Go-to-Market.ย

The REM program is in active commercial scale-up, withย aย rapidlyย growing pipeline ofย majorย carrier and platform partnerships. This role will be embedded within a dedicated REM pod structure alongside Product Managers, Engineering, QA, andย an Operationsย Lead - focused on delivering high-quality, carrier-grade measurement outputs at scale.ย

The SME Consultant will have direct and ongoing access to the VP of Product, program leadership, and carrier stakeholders. This is a high-impact role withย significant influenceย over product direction, quality standards, and market positioning at a critical stage of program growth.ย

What You'll Do

Product & Measurement Standards:

  • Serve as the internal authority on industry-standard roof and exterior measurement definitionsย and best practices, including pitch,ย facetย area, ridge/hip/valley/eave lengths, wallย heights,ย window/doorย placementย and counts.ย
  • Define and document measurement acceptance criteria aligned to carrierย andย contractor useย cases for Verisk andย Cotalityย estimatingย solutionsย -ย what constitutes a "good" REM output vs. a defect.ย
  • Partner with Engineering and QA to translate measurement standards into test cases, QC/QA practices that can inform operations standards andย training materials.ย
  • Provide expertย reviewย of photogrammetric and AI model outputs for accuracy, edge-case handling (complex rooflines, dormers, mansards, low-slope, multi-story), and completeness.ย
  • Advise onย aerial, oblique, and supplemental imagery use in measurement workflowsย -ย including source imagery strengths/limitationsย relativeย to field verification standards.ย

Insurance & Estimating Platform Expertise

  • Guide REM output design and formatting for seamless delivery into Verisk Xactimate (ESX) andย Cotality/Symbilityย workflowsย - roof block usage and conversion,ย field mapping, unit conventions, and estimating line-item alignment.ย
  • Adviseย onย carrier intake processes, adjuster workflows, claim file structures, and the downstream impact of measurement data on estimate accuracy and settlement speed.ย
  • Identifyย gaps between current REM outputs and what carriers/adjusters need in practice; translate those gaps into prioritized product requirementsย in partnership with functionality and operational product manager.ย ย
  • Serve as a resource to Sales and GTM during carrier evaluations, POCs, and onboardingย -ย providing credibility and technical depth in customer-facing conversations.ย

Industry Practices & Technology Trends

  • Maintainย deepย andย current knowledge of industryย methodsย and technologiesย employedย to solveย forย accurateย exterior measurements,ย confidence inย various imagery source options, Quality practices driving toย measurementย accuracy standardsย and carrier integrations.ย
  • Feed insightsย onย gaps and differentiators into roadmap prioritization andย positioningย ย
  • Adviseย on measurement methodologiesย used in industryย to help drive use and focus ofย Nearmapย imagery in most effective waysย

Process Flow & Operational Design

  • Map and critique end-to-end order flows from carrier submission through analyst QA through output deliveryย -ย identifyingย failure modes, SLA risk, and efficiency opportunities.ย
  • Contribute to analyst training standards and QC/QAย strategyย lists in collaboration with theย Product,ย Operations Lead and vendor management teams.ย
  • Participate in andย defineย measurement quality and workflow readiness assessmentsย at scaleย
  • Supportย analyst/vendor performance reviews by evaluating output samples and providing structured feedback on accuracy, consistency, and compliance with defined standards.ย
Qualifications

Required Experience

  • 5+ years working directly with Verisk Xactimate and/orย Cotality/Symbilityย platforms in a professional capacity as an estimator, platform SME,ย trainer,ย product manager, or technical consultant.ย
  • Deep understanding ofย residential and commercialย property insuranceย claimย workflows - fromย First Notice of Loss (FNOL)ย through estimate creation, supplement, and settlement - with specificย expertiseย in roofing and exterior.ย
  • Hands-on experience interpreting or producing roof measurement reportsย from third party suppliers;ย ability to evaluate output quality against field conditions.ย
  • Familiarity with aerial and oblique imagery and how it is usedย inย ย leadingย to estimateย creationย and otherย commercialย use casesย

  • Experience training or managing offshore or distributed analyst teams performing measurement or estimate review work.ย
  • Background in structural assessment, roofing contracting, field adjusting, or building sciences a plus.ย

Skills & Attributes

  • Ability toย operateย at the intersection of deep domainย expertiseย and practical product execution - translating field knowledge into testable requirements and QA standards.ย
  • Excellent written and verbal communication; able to present findings to executive andย carrierย audiences with clarity and credibility.ย
  • Structuredย thinker whoย can decompose complexย measurementsย or process problems into root causes and actionable recommendations.ย
  • Collaborative; comfortable working cross-functionally with Engineering, Operations, GTM, and external vendor partners.ย
  • High standardsย for output quality and attention to detail - you notice when something is off and know how to articulate why it matters.ย
