Job description

Job Title:         Facilities Engineer II
Client:              Medical Device Manufacturing Company
Duration:         6 Months with  possible Extension
Location:         Irvine, CA 92617
Shift:                1st Shift | Hybrid | 4 Days/Week Onsite

Experience Required

  • 2+ years of experience operating and maintaining BAS, HVAC, electrical, plumbing, and building systems, OR an advanced degree.
  • Role may support sites across California, Arizona, and Colorado, with possible travel to Tijuana for candidates with Spanish proficiency.

Key Responsibilities

  • Serve as the technical lead for Building Automation Systems (BAS) across medical device manufacturing facilities.
  • Support the full BAS lifecycle, including design, installation, commissioning, service, upgrades, troubleshooting, and optimization.
  • Manage small to moderately sized BAS projects from concept through execution.
  • Review and mark up drawings, specifications, equipment designs, and system documentation.
  • Manage and oversee external contractors and vendors performing BAS installation and programming.
  • Support HVAC, electrical, plumbing, and building systems.
  • Inspect and test pneumatic, electrical, electronic, and digital control equipment.
  • Manage project financial activities, including RFPs, bids, purchase orders, and capital expenditure requests.
  • Create, review, and execute commissioning documentation.
  • Develop, maintain, and improve BAS standards, SOPs, and processes.
  • Troubleshoot complex building-system issues and identify root causes and corrective actions.
  • Document work performed, root cause, and resolutions in CMMS.
  • Provide training and technical support to Facilities and Maintenance teams on BAS operations.
  • Support continuous improvement, new technology implementation, and equipment lifecycle planning.
  • Identify and mitigate risks associated with equipment end-of-life.
  • Work in controlled cleanroom environments while following applicable SOPs, safety requirements, and operational procedures.
  • Provide off-hours onsite or remote support as needed.
  • Collaborate cross-functionally with Facilities, Maintenance, Engineering, vendors, and internal stakeholders.
  • Travel up to 25% based on business needs.

Must-Have Qualifications

  • Bachelor’s Degree
  • 2+ years of experience with BAS, HVAC, electrical, plumbing, and building systems OR advanced degree.
  • Experience with BAS design, installation, commissioning, and training.
  • Strong mechanical knowledge of HVAC, electrical, and plumbing systems.
  • Strong project management experience.
  • Experience managing vendors and contractors.

Nice-to-Have Qualifications

  • Tridium/Niagara BAS Certification
  • Experience with Tridium Niagara, Honeywell, and/or Distech
  • CMMS experience
  • EPA Universal Refrigeration Certification
  • Ability to read and interpret blueprints, shop drawings, P&IDs, and schematics
  • Experience with:
    • Temperature control
    • Critical environment monitoring
    • Power management and alarming
    • Zoned lighting controls
    • Facility access control
  • Knowledge of Modbus, BACnet, and LonWorks
  • English and Spanish proficiency

Work Environment
