EASTERN TITLE DIVISION

Job Description:

We are seeking a detail-oriented Commercial Title Examiner to join our team. In this role, you will be responsible for searching and examining commercial title records and preparing accurate title commitments and reports in a timely manner. This position focuses primarily on basic to complex title orders while providing excellent support in resolving title-related inquiries.

Location:
Strong preference for candidates able to work a hybrid schedule from our Fort Myers, Naples or Boca Raton office.

Fully remote arrangements may be considered for candidates out of the local area with Florida transaction experience.

Key Responsibilities

  • Conduct title searches and examinations for commercial properties, ensuring accuracy and completeness.
  • Prepare title commitments, reports, and supporting documentation for basic to moderately complex orders.
  • Verify all property and tax information is complete and accurately reported.
  • Ensure all required maps, documents, and search package materials are included and properly organized.
  • Confirm proper starter base information and validate all subsequent data for each title search.
  • Review and interpret chain of title documents, including deeds, leases, liens, judgments, easements, and other recorded instruments.
  • Organize findings into a clear and accurate chain of title.
  • Apply title underwriting standards and company guidelines to identify issues affecting title.
  • Respond promptly to internal and external inquiries and resolve moderately complex title issues.
  • Support the Searching Unit as needed to maintain workflow efficiency.
  • Prepare final title products, including attaching relevant records and tax information.

Qualifications

  • Minimum of 2+ years of experience in the title industry.
  • Strong understanding of commercial title examination practices, real estate law, and title insurance standards.
  • Familiarity with legal descriptions, mapping, and property locating techniques.
  • Proficiency with real property database systems and title search tools.
  • Ability to interpret complex legal documents and chain of title information.
  • Exceptional attention to detail, accuracy, and organizational skills.
  • Strong problem-solving skills and ability to resolve title issues efficiently.
