Job description

SUMMARY:

The Senior Project Manager (SPM) leads multiple renovation and development client engagements from acquisition diligence to occupancy while ensuring alignment with Real Projectives' core values and standards. The SPM also builds and maintains client relationships, drives business growth, and, when serving as Team Leader, manages employee performance and contributes to departmental goals.

PROJECTS RESPONSIBILITIES:

  • Organize and manage multiple consulting and management engagements with clients.
  • Define project and program strategies to address client goals and priorities.
  • Garner and coordinate internal and external resources to meet workload demands.
  • Identify, evaluate, and mitigate project risks.
  • Perform diligence, advisory and oversight services on development projects and ventures.
  • Visit project sites to evaluate progress and quality to take appropriate measures.
  • Improve program and project management standards and processes.

BUSINESS DEVELOPMENT:

  • Cultivate relationships with both current and new clientele to drive positive business reputation and growth.
  • For new opportunities, contribute to the discovery, negotiation and onboarding phases of the sales process.
  • Actively participate on board and/or committee of at least one relevant industry or community association.
  • Contribute to thought leadership through public speaking and writing efforts to enhance company reputation.

ADDITIONAL RESPONSIBILITIES:

  • Manage schedules, resources, and budgets regarding each project.
  • Oversee critical tasks and long-lead items.
  • Lead due diligence and pre-closing consultations.
  • Engage and manage consultants, architects, and engineers.
  • Navigate permitting and approval processes.
  • Review design documents for quality and coordination.
  • Recommend procurement and delivery strategies.
  • Negotiate contracts with legal and insurance support.
  • Monitor project progress and resolve issues.
  • Conduct site visits to ensure compliance.
  • Manage change orders and resolve disputes.
  • Mentor staff and support recruitment and onboarding.


TEAM LEADER RESPONSIBILITIES (when applicable):

  • Manage, mentor and coach a group of employees.
  • Approve staff time, ensure productivity and manage workloads.
  • Enforce company policies and address performance issues.
  • Help to recruit and onboard new employees.
  • Foster team communication and direct individual growth.
  • Support departmental and company objectives.


QUALIFICATIONS


Education:

  • Bachelor's degree in construction, building engineering, real estate, or architecture required.
  • Certified Construction Manager (CCM), Project Management Professional (PMP) or equivalent credentials required.
  • Master's degree in engineering, construction, business, or management preferred.
  • Training in management and business development desired.
  • Passion to stay on top of economic, business and industry trends and best practices.


Experience:

  • 10+ years managing projects/programs exceeding $25 million.
  • Experience serving as an owner/investor representative strongly preferred.
  • Proven leadership of external and internal project teams.
  • Team Leaders: experience in hiring, training, supervising, and coaching employees.


Skills & Abilities:

  • Proficient in Microsoft 365 suite and online project management platforms (e.g., Procore, Unity Construct, PMWeb).
  • Strong leadership, communication, decision-making, and conflict resolution skills.
  • Business development and relationship management expertise.
  • Effective delegation, planning, and problem-solving abilities.
  • Comfortable with ambiguity and driving change.
  • Basic business acumen to include fundamentals of accounting and human resources.
  • Fluent in spoken and written English language to respectively explain or persuade.
  • Valid driver's license with ability to safely operate a vehicle.

PHYSICAL REQUIREMENTS:

  • Office-based with site visits; may involve sitting, standing, walking, climbing, and lifting up to 25 lbs.
  • Regional and national travel required.
  • Exposure to varied weather conditions on job sites.
  • This position will occasionally traverse construction sites where the terrain may be uneven and where temporary ramps, ladders, steps, and hoists are necessary to move about.


HOURS:

The position will be full-time and at-will employment. General work hours will be as needed. Additional work hours beyond standard workdays, including evenings and weekends, may be required. Flexibility and availability outside of standard business hours are essential for success in this role.

LOCATION:

To be determined; hybrid or remote work options available depending on location.

SALARY:

Base salary range starting from $130,000 annually. Compensation will be salary commensurate with experience. Potential bonuses are based on personal contributions, team performance, and achieving Company objectives.
