Job description

MalaceHR is seeking an experienced Senior Project Manager: Construction Monitoring to support large-scale construction and property assessment projects throughout the Southeast region. This role is fully remote but requires frequent regional travel, with candidates ideally located in the Tampa or Fort Lauderdale area to minimize travel demands.

The Senior Project Manager (SPM) will oversee multiple active construction projects, perform site inspections, monitor project progress, review financial documentation, and provide detailed reporting to clients and stakeholders. This position is ideal for a highly organized construction professional with strong technical expertise, client-facing experience, and the ability to manage multiple projects simultaneously.

This role supports a broad portfolio of projects across multiple industries and asset types, requiring a jack-of-all-trades mindset and strong adaptability.

Schedule
  • Monday Friday
  • 8:00 AM 5:00 PM
  • Approximately 20% travel required throughout the Southeast region, including Florida, the Carolinas, New Orleans, and occasional Caribbean travel
Travel & Expenses
  • Frequent site visits required
  • Typically 12 site visits per day during the first half of the month, with reporting and administrative responsibilities during the second half
  • Mileage and travel expenses reimbursed per company travel and expense policies
  • Valid drivers license required
Key ResponsibilitiesConstruction Progress Monitoring
  • Conduct on-site inspections of active construction projects
  • Evaluate construction progress, workmanship quality, and compliance with plans/specifications
  • Document observations with detailed notes and photographs
  • Monitor critical path items and project schedules
  • Identify project risks, delays, and deficiencies
Documentation Management
  • Review and track construction documentation including:
    • Draw requests
    • Change orders
    • Contracts
    • Lien waivers
    • Inspection reports
    • Test reports and certifications
  • Monitor permit status and expiration dates
  • Review Architects Certificates for Payment and related project documentation
Financial & Budget Analysis
  • Review contractor payment applications and developer draw requests
  • Analyze hard and soft cost budgets
  • Monitor contingencies and project funding adequacy
  • Evaluate subcontractor payment tracking and bonding requirements
  • Assess reasonableness of change orders and potential schedule impacts
Reporting & Client Communication
  • Prepare detailed Construction Monitoring Reports (CMRs) within required deadlines
  • Communicate regularly with clients, project teams, contractors, and internal stakeholders
  • Track critical project issues through resolution
  • Support project closeout and final documentation processes
Property Condition Assessments (PCA)
  • Evaluate existing building conditions and prepare PCA reports
  • Assess building systems, structural conditions, and maintenance concerns
  • Provide professional recommendations and observations
QualificationsRequired
  • Bachelors degree in Construction Management, Engineering, Architecture, Construction Technology, or related field
  • Minimum 510 years of construction project management, construction monitoring, or field experience
  • Experience reviewing construction schedules, budgets, contracts, and payment applications
  • Strong understanding of construction processes, materials, and building systems
  • Experience managing multiple concurrent projects and strict reporting deadlines
  • Excellent written and verbal communication skills
  • Strong analytical and problem-solving abilities
  • Proficiency with Microsoft Office Suite (Word and Excel)
  • Previous client-facing consulting experience
  • Ability to work independently while collaborating effectively with team members
  • Valid drivers license and willingness to travel regularly
Preferred
  • Professional Engineer (PE), Registered Architect (RA), or PMP certification
  • Experience with construction lending or real estate finance
