We are seeking a skilled and reliable Facility Technician to join our facilities department. You will be responsible for all upkeep and repair tasks at the interior and exterior of company premises, including identifying the need for repairs, completing maintenance requests, coordinating, and reviewing the work of contractors, and directly servicing company equipment.

Job Responsibilities
The Maintenance Technician's primary role is to perform various skilled and semiskilled tasks to maintain 20-25 full-serve restaurant locations. Examples include:
  • Maintaining the mechanical and electrical equipment as well as the appearances of the facilities and grounds at various property locations in the Raleigh area of North Carolina.
  • Process work orders submitted by restaurant teams including tracking and recording completed repairs and maintaining accurate records within the Freshdesk tracking system.
  • Communicate effectively by phone and email with restaurants and above restaurant leaders.
  • Schedules, oversees, and may assist assigned contractors ensuring the safety, quality and cleanliness of work performed. Escorts contractors in critical areas when required.
  • Performs preventive maintenance to building systems and equipment as assigned and creates equipment check sheets as requested.
  • Performs daily site inspections of the facilities and mechanical equipment to ensure proper operation.
  • Provides a report to the Maintenance Coordinator noting any problems found.
  • Performs building repairs including drywall, paint, wallcovering, ceiling tile and grid, carpet and tile flooring, door, and door hardware.
  • Performs plumbing repairs including faucets, sinks, urinals, toilets, drains, and valves.
  • Performs exterior repairs including but not limited to irrigation, signs, fence, roof, and metal siding.
  • Performs repairs of Heat Ventilation Air Conditioning (HVAC) systems, which may include heating boilers, air conditioning units, VAV boxes, exhaust fans, building automation controls and filter replacement.
  • Performs electrical repairs, such as replacing lamps, ballasts, switches, receptacles, cord caps, wiring of single and three phase motors, and installation of circuits.
  • Manages work requests, creates spreadsheets for and maintains an inventory of tools and supplies, creates online purchase orders for parts and supplies as required.

Required Qualifications/Certifications
  • 7+ years of HVAC, commercial facilities maintenance, or equipment repair experience; 10+ years strongly preferred.
  • Strong experience diagnosing and repairing commercial HVAC systems, including rooftop units, exhaust systems, motors, controls, and related equipment.
  • Experience maintaining and repairing commercial food service equipment strongly preferred.
  • Working knowledge of electrical, plumbing, carpentry, mechanical systems, and general building maintenance.
  • Multi-unit facilities experience within restaurants, hospitality, retail, or a similar environment preferred.
  • EPA 608 Type I and II certification required; Universal EPA preferred.
  • Ability to independently troubleshoot repairs, manage service requests, and coordinate contractors as needed.
  • Valid driver's license, reliable transportation, and tools appropriate for the position.
  • Basic computer skills, including Outlook, Excel, and work-order tracking systems.
  • Ability to lift 25 lbs., maneuver 50-75 lbs., work outdoors, and work at heights when required.
