Home Inspection Report Writer (AI-Driven) — Remote Growth Path

Location: Start local/shadow a few inspections; transition to fully remote (Illinois-based) as quickly as possible.

Employment type: Contractor or Part-time.

Compensation: $30/hour to start; up to $70/hour with faster turnaround, added capabilities, and demonstrated expertise.

About the role

We’re hiring a detail-obsessed Home Inspection Report Writer to transform field findings into clear, client-ready inspection reports. You’ll collaborate with our inspector initially onsite for a few shadow sessions to align on voice, structure, and standards—then move to a primarily remote workflow. Ideal for someone who combines building-science knowledge with strong writing, photo annotation, and AI-assisted productivity.

What you’ll do

  • Convert field notes, photos, and videos into polished home inspection reports with accurate defect identification, prioritization, and recommendations.
  • Organize findings using local standards and industry best practices; ensure clarity for buyers, sellers, and agents.
  • Leverage AI tools (required) to speed drafting, maintain consistency, flag omissions, and improve clarity—while exercising human judgment.
  • Annotate photos and diagrams; create succinct summaries and safety/maintenance recommendations.
  • Deliver reports within agreed SLAs; manage rush requests and refine with client/agent feedback.
  • Maintain report templates, narratives, and defect libraries; continuously improve checklists and taxonomy.

Must-have qualifications

  • Hands-on knowledge of residential construction, common defects, building systems (roofing, exterior, structure, electrical, HVAC, plumbing, interiors).
  • Familiarity with local standards, SOPs, and terminology (e.g., state SOPs, InterNACHI/ASHI concepts) and real estate transaction context.
  • Proven experience in home inspections, construction, property management, restoration, or related building-science field.
  • Strong written communication: clear, neutral tone; ability to explain technical issues to non-technical readers.
  • AI proficiency (required): experience using tools like ChatGPT/Claude, AI report writers, transcription, image annotation, and QA checkers to accelerate work without sacrificing accuracy.
  • Photo handling: labeling, markup/annotation, and selecting images that support findings.
  • Reliability with deadlines; organized file and workflow management.

Nice-to-have skills

  • Experience with inspection platforms and report software (e.g., Tap Inspect, Spectora, HomeGauge, Horizon, ISN, InspectorToolbelt).
  • Knowledge of local building codes, basic code lookup, and ability to cite relevant guidance where appropriate.
  • Radon, sewer scope, pool/spa, termite/WDI, mold, infrared, or roof/drone experience.

Compensation and growth
