Job description

Who You Are:

Galaxy Digital is seeking a Site Development Associate to support data center development activities in and around Lubbock, Texas. This role is responsible for advancing sites through entitlement and permitting, building and maintaining relationships with municipal and county officials, negotiating with landowners, and coordinating with utilities - all in support of the company's data center development pipeline. This is a hands-on, field-facing role for someone who has been through at least one real estate development from land acquisition to entitlement and is excited to apply that experience to the data center industry.

What You'll Do:

  • Lead and support site entitlement efforts, including zoning, platting, land use approvals, and other local governmental approvals required to advance data center sites.
  • Serve as the company's primary point of contact with municipalities, counties, city councils, county commissioners, and other public officials on assigned projects.
  • Build and maintain working relationships with mayors, city managers, county judges, and municipal/county staff.
  • Prepare and deliver presentations to city councils, commissioners' courts, planning and zoning boards, and other public bodies.
  • Identify, evaluate, and help acquire permits required for site development, including building permits and entrance/access permits, and coordinate with public works and TxDOT/county road authorities as needed.
  • Coordinate with utility providers (power, water, wastewater, gas, telecom/fiber) to confirm capacity, service availability, and extension requirements for prospective sites.
  • Support land acquisition efforts, including sourcing prospective sites, negotiating with landowners, and structuring purchase and option agreements.
  • Apply working knowledge of Texas oil, gas, and mineral rights to identify and help resolve mineral, surface, and lease issues affecting site control.
  • Understand and help manage the basics of real estate contracts, title work, and the closing process, coordinating with legal counsel, title companies, and surveyors as needed.
  • Understand the basics of handling claims that may arise during due diligence, construction, or site development (e.g., title, boundary, or contractor-related claims), and know when and how to escalate them internally.
  • Communicate regularly and clearly with internal stakeholders - leadership, legal, engineering, and construction teams - on project status, risks, and timelines.
  • Develop working knowledge of data center development requirements (power, fiber, water, site criteria) and apply that knowledge to site selection and entitlement strategy.
  • Travel within the Lubbock region and broader Texas market as needed to support site visits, public meetings, and landowner negotiations.

What We're Looking For:

  • Experience in real estate development, with direct involvement in at least one completed development project from acquisition through entitlement (commercial or residential); OR equivalent experience as a landman.
  • Demonstrated experience entitling property and working directly with municipalities, city councils, county commissioners, or other public officials.
  • Comfortable and experienced presenting to public bodies, boards, and internal leadership.
  • Working understanding of Texas oil, gas, and mineral rights and how they can affect a real estate transaction or site.
  • Basic understanding of real estate purchase contracts, title, and the closing process.
  • Experience negotiating with landowners and/or sellers in a land acquisition context.
  • Strong written and verbal communication skills, with the ability to represent the company professionally to external officials and internal stakeholders alike.
  • Willingness and genuine interest in learning the fundamentals of data center development.
  • Valid driver's license and ability to travel locally and regionally as needed.

Bonus Points:

  • Commercial real estate development experience strongly preferred over residential.
  • Prior experience acquiring or coordinating utility, building, or entrance permits.
  • Existing relationships with officials or staff in Lubbock and surrounding West Texas municipalities/counties.
  • Familiarity with the basics of handling title, boundary, or construction-related claims.
  • Background in energy, land, or infrastructure-related real estate (landman, oil & gas land experience, utility right-of-way, etc.).

NOTE: This position is based in Lubbock, Texas, with regular local travel and periodic travel elsewhere in Texas to support site visits, public meetings, and landowner negotiations.
