PowerHouse Data Centers, a wholly owned division of AREP, is a developer and owner of next-generation data centers and provides technical real estate solutions for hyperscalers across the country. Backed by strategic joint venture partnerships, PowerHouse leverages its proven leadership and best-in-class technical expertise to deliver innovative real estate solutions. 

POSITION SUMMARY

We are looking for a Senior Marketing Director with proven infrastructure/data center marketing experience to join the Integrated Marketing team, owning marketing strategy and full-funnel execution for PowerHouse Data Centers and reporting to the SVP, Integrated Marketing Communications. The role is centered on sales enablement, partnering with acquisitions, leasing, and business development to deliver materials, market intelligence, and messaging that advance deals. The Director sets direction through a matrixed team and collaborates with internal and external stakeholders on a regular basis.

This role is based at HQ in McLean, Virginia with an in-office work schedule with one day remote opportunity a week. Periodic travel to data center project locations as marketing programming requires.

Primary Responsibilities:

  • Own the marketing strategy for PowerHouse Data Centers, translating it into integrated, multi-channel programs, and set priorities and brand standards through delivery. Champion the AREP and PowerHouse brand across voice, tone, and design.
  • Partner with leasing, business development, and acquisitions to build deal-advancing tools, including pitch and tour decks, fact sheets, and tenant-facing collateral. Serve as marketing lead for data center projects and single point of contact for external agencies and JV partners.
  • Develop sales-ready messaging, value propositions, and market/competitive intelligence for PowerHouse markets and submarkets.
  • Directly manage the External Affairs lead on project-level public affairs; coordinate with the SVP on broader public affairs involving regulators, government, or sister-portfolio work.
  • Coordinate within AREP's Integrated Marketing Communications team, briefing and directing shared creative, communications, and project-management resources across business lines.
  • Partner with the senior communications coordinator on PR and communications; route scheduling and delivery through the marketing project manager.
  • Guide PowerHouse's digital platforms, manage the data center marketing budget, and report on performance.
  • Perform other integrated marketing duties as assigned.

Qualifications

  • 10+ years of proven success in marketing, including 3+ years in the data center industry.
  • Bachelor's Degree; Marketing, communications, or related field of study, or additional experience in lieu of degree.
  • Strong knowledge of the Commercial Real Estate (CRE) and Infrastructure/Data Center Industry; across prime data center markets & surrounding submarkets.
  • Experience with project management platforms such as Asana or Smartsheet.
  • Expert in Microsoft 365 and Adobe Creative Suite; candidates with strong experience with content management systems and email marketing tools are strongly encouraged to apply.
  • Strong peer and resource network is essential.

Anticipated Base Salary Range
$175,000—$210,000 USD
