Job description

The Kian Law Group is seeking an experienced Eviction Paralegal to join our team. This is a full-time, fully remote position supporting our landlord-side unlawful detainer practice, with cases filed primarily in Los Angeles County. The ideal candidate has 3-5 years of California unlawful detainer experience and can independently manage a high-volume eviction caseload from initial notice through judgment and lockout.

Responsibilities:

  • Prepare and coordinate service of pre-litigation notices, including 3-day notices to pay rent or quit, 3-day notices to perform covenant or quit, and 30/60/90-day termination notices compliant with Code of Civil Procedure §§ 1161–1162 and the Tenant Protection Act (Civil Code § 1946.2)
  • Draft and e-file unlawful detainer complaints, summonses, and prejudgment claims of right to possession in Los Angeles County Superior Court
  • Coordinate service of process and monitor proof of service and response deadlines
  • Prepare requests for entry of default, default judgments, stipulated judgments, and writs of possession, and coordinate lockouts with the Los Angeles County Sheriff's Department
  • Support contested matters, including written discovery, oppositions to demurrers and motions to quash, and trial preparation
  • Verify compliance with the Los Angeles City Rent Stabilization Ordinance (RSO), the Los Angeles County Rent Stabilization and Tenant Protections Ordinance, and applicable just-cause eviction requirements before notices are served
  • Communicate professionally with landlords, property managers, process servers, opposing counsel, and court staff
  • Manage calendaring, critical deadlines, and case status reporting across a high-volume docket

Qualifications:

  • 3-5 years of paralegal experience, with substantial California unlawful detainer / eviction experience strongly preferred
  • Paralegal certificate or qualifications meeting California Business & Professions Code § 6450
  • Working knowledge of Los Angeles County Superior Court filing procedures and e-filing systems
  • Familiarity with Judicial Council unlawful detainer forms and local rent stabilization ordinances
  • Strong organizational skills and the ability to work independently in a deadline-driven, high-volume practice
  • Proficiency with MS Office and legal case/document management software
