What this job involves

The Senior Project Manager directs project management services on assigned JLL client projects, regions, and practices while providing superior client service. This role oversees project implementation and execution through construction completion, managing projects up to 25,000 RSF with potential responsibility for projects up to 75,000 RSF. The position includes managing small ground-up projects encompassing programming, design, entitlements, bidding, permitting, and construction management, as well as overseeing capital improvement and asset preservation programs at multiple sites. The successful candidate will develop project budgets including hard and soft costs, manage consultant and contractor teams, maintain client relationships, and provide on-site supervision to ensure project performance criteria are met. This role also involves business development activities, training JLL team members, and identifying areas of concern regarding potential liabilities and risk.

Your day-to-day tasks will include:

Key Accountabilities

  • Manage and oversee all aspects of projects, including programming, design, schedule, entitlements, bidding, permitting, execution and close out.
  • Efficient at reading construction plans, finding potential areas of concern or hidden costs prior to GC contract execution in some cases.
  • Prepare weekly detailed review of project workload, identifying and communicating risks early, while providing solutions to meet client driven schedule and budget.
  • Collaborate with internal teams and stakeholders to ensure projects are completed on time, within budget, and meet quality standards.
  • Serve as an experienced resource and lead by example on a larger PM team with various skill levels. Delegate regional tasks, assist with issue resolution, and aid the development and skills of the collective team.

Relationship Management - Client Services

  • Maintain strong working relationships with key stakeholders.
  • Ensure leadership is fully and accurately informed of all project issues.
  • Build and maintain positive working relationships with all stakeholders and vendors.
  • Monitor and manage vendor and project team performance to ensure compliance with contractual requirements, regulatory entities, and client expectations.

Project Execution

  • Act as the primary senior level contact with the client throughout the duration of the project; programming through construction close out.
  • Collaborate with various stakeholders to define project objectives, scope, and deliverables, ensuring they are aligned with clients' goals and expectations.
  • Develop Master Project schedules and manage project performance against schedules, scheduled milestones and critical path items on multiple projects.
  • Develop a detailed project budget based on historical and market data and clearly defined set of budget assumptions.
  • Guide the client and team through the design implementation process including conceptual, schematic, design development, construction documentation and signoff.
  • Facilitate initiation of all critical project meetings and coordination exercises with internal staff, key stakeholders and external users to ensure responsibilities are efficiently, accurately and effectively communicated and understood by all concerned.
  • Coordinate any necessary due diligence efforts on behalf of the internal team, project partners, clients and/or end users, maintaining and delivering all appropriate documentation.
  • Prepare RFP's needed for design and contractor services as well as manage the overall vendor selection process.

Physical Demands and Work Environment:

  • Position may work primarily at client site or project location with potential daily client and contractor interaction

  • Face-to-face and/or remote daily interpersonal interaction is usually required in order to perform the job

  • Travel estimated at approximately 20-25%

  • Work environment includes construction sites, client offices, and JLL offices requiring adaptability to various settings

Required Qualifications:

  • High School diploma or GED equivalent

  • 7-15 years of experience in project management, preferably in Corporate Interiors

  • Experience in managing multiple diverse types of Corporate Interiors projects, varying from $1M to $50M
  • Experience managing remote teams and coordinating across multiple locations
  • Firm knowledge of construction, architecture, or commercial real estate industry
  • Proven track record of successfully managing complex projects from inception to completion
  • Strong leadership and communication skills, with the ability to effectively collaborate with cross-functional teams
  • Excellent organizational and time management abilities to prioritize and manage multiple projects simultaneously
  • Strong critical thinking skills and the ability to make sound decisions in a fast-paced environment.
  • Strong preference to possess a LEED, AIA, PE, PMP
  • Excellent verbal and written communications skills.
  • Proficiency with Microsoft Project
  • Proficiency with Google Applications
  • Travel estimated at approximately 20-25%

Preferred Qualifications:

  • Bachelor's degree in Architecture, Engineering, or Construction Management

  • LEED (Leadership in Energy and Environmental Design) certification

  • AIA (American Institute of Architects) professional membership or credentials

  • PE (Professional Engineer) license

  • PMP (Project Management Professional) certification

Estimated compensation for this position:

110,000.00 - 145,000.00 USD per year

This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
