Position Overview
SUS is seeking a Superintendent for their residential program building in the Bronx.
SCOPE OF ROLE
The Superintendent is responsible for the overall maintenance, operation, and safety of the assigned building. This role ensures all building systems function properly, resident concerns are addressed promptly, and the property is maintained in a clean, safe, and compliant condition.
ESSENTIAL DUTIES & RESPONSABILITIES
  • Building Maintenance & Operations
    Perform routine maintenance and minor repairs across building systems, including plumbing, electrical, carpentry, HVAC, and general repairs. Conduct daily inspections of common areas, mechanical rooms, and grounds. Troubleshoot building issues, respond to repair requests, and complete all preventive maintenance on schedule.
  • Building Systems & Compliance
    Monitor and maintain building systems such as boilers, HVAC, plumbing, electrical, and fire safety equipment. Assist with inspections, maintain required logs, and promptly report any deficiencies or potential safety risks to management. Ensure compliance with all local codes, safety regulations, and inspection requirements.
  • Vendor & Contractor Coordination
    Provide access to contractors and vendors performing on-site work, ensure adherence to safety and building policies, and verify completion and quality of contracted services.
  • Cleaning, Grounds & Waste Management
    Oversee or assist with cleaning of common areas, ensure proper garbage disposal, and maintain sidewalks, entryways, and outdoor areas, including snow removal when required.
  • Emergency Response
    Respond to building emergencies such as leaks, outages, or safety hazards. Take immediate action to mitigate damage, protect residents, and coordinate emergency services as needed. Maintain on-call availability per operational needs.
  • Resident & Staff Interaction
    Maintain respectful, professional communication with residents, staff, and security. Address maintenance concerns, provide updates on repair status, and enforce building rules as directed by management.
  • Inventory, Reporting & Administration
    Monitor maintenance supplies and equipment, maintain organized storage areas, complete work orders and inspection logs, provide regular updates to management, and assist with unit turnovers to ensure apartments are move-in ready.

Job Requirements
REQUIREMENTS:
REQUIRED QUALIFICATIONS
  • Must possess at least 5 Years' experience with the building functions, including but not limited to: electrical, plumbing, heating and ventilation systems as well as completing routine tasks, such as fixing leaky pipes, painting rooms, patching drywall and fitting locks.

PREFERRED QUALIFICATIONS
  • High School Diploma or equivalent is preferred
