Reports to: Director, Turns, Repairs & Maintenance
Compensation: $70,000 - $80,000 annually
Location: Hybrid (Peachtree Corners, GA) or Remote (U.S.), Exempt
About Adoor Property Management LLC ("APM")
Adoor Property Management is a joint venture between Rithm Capital and Darwin Homes. APM is the property management platform for Rithm Capital's build-to-rent and single-family rental ("SFR") homes. APM manages the portfolio using Origin, Darwin Homes' turnkey technology management platform. The Role
We are seeking a highly motivated, experienced, and hands-on Maintenance Manager to oversee the maintenance operations of our rental portfolio. This role is critical in ensuring our properties are safe, well-maintained, and meet quality standards that exceed tenant expectations.
Duties:
  • Maintenance Oversight: Coordinate and supervise all aspects of property maintenance and repairs for a portfolio of single-family homes.
  • Vendor Management: Source, vet, and manage relationships with third-party contractors and service providers to ensure quality work, timely completion, and cost-efficiency.
  • Preventive Maintenance: Develop and implement a preventive maintenance schedule to proactively address property upkeep and reduce emergency repairs.
  • Work Order Management: Receive, prioritize, assign, and track maintenance requests using our property management software.
  • Inspections: Conduct regular property inspections (move-in, move-out, seasonal, annual) to identify maintenance needs and ensure lease compliance.
  • Budget Management: Assist in preparing and managing maintenance budgets, including approval and tracking of expenses.
  • Emergency Response: Serve as the first point of contact for maintenance emergencies; coordinate after-hours or urgent repair response.
  • Compliance & Safety: Ensure that all work is performed in accordance with applicable building codes, safety regulations, and company standards.
  • Team Leadership: Supervise in-house maintenance staff, assigning tasks and evaluating performance where applicable.

Requirements
  • Experience: 5+ years of maintenance or facilities management experience, with at least 2 years in a supervisory role. Residential property maintenance experience strongly preferred.
  • Technical Skills: Strong working knowledge of HVAC, plumbing, electrical, carpentry, and appliance repair.
  • Technology: Proficient in property management or work order systems (e.g., AppFolio, Buildium, Propertyware, etc.) and Microsoft Office Suite.
  • Licenses: Valid driver's license required; certifications in HVAC, plumbing, or other trades are a plus.
  • Soft Skills: Strong organizational, communication, and leadership skills. Ability to prioritize and multitask in a fast-paced environment.
  • Availability: Must be available for on-call duty on a rotational basis, including nights and weekends.
