Position Purpose: We are looking for an enterprising, hands on, and execution focused Senior Real Estate Manager to support the North American (NA) property portfolio. Responsibilities include working with the Director of Real Estate on the full lifecycle of our NA real estate acquisition, disposition, buildout, upgrade and workplace utilization strategy. You will own various components of day-to-day property portfolio management in addition to leading various project activities. We are looking for someone able to progress into a Director position in the next 18-24 months, working at a growth-oriented company and ready to adapt to the changes growth brings.
Responsibilities
Primary duties will include:
  • Fit-out/Build-out Project Management
    • Drive the engagement process for appointing general contractors and architects
    • Management of office construction process, ensuring the scope of work is accurate, costs are within market standards, management of budget, projects are delivered on time, and all issues are mitigated in accordance with the company's best interests
    • Work with the external project manager/architect team on design and collaborate with the internal Core IT Infrastructure team
    • Ensure all internal business units deliver upon their remit of work throughout a fit-out/refurbishment/dilapidation; identify any roadblocks/issues with RE Director and key stakeholders to ensure solutions are implemented
    • Work with relevant office management, office admin and Core IT teams to ensure move management is organized and delivered
  • Real Estate and Portfolio Management
    • Monitor and report on office utilization
    • Space planning: including moves, expansions, reductions and M&A support
    • Lease activity: negotiation of new and renewal of existing leases, including site searches
    • Lease administration: advise management & accounting of rent escalations, variations, monitoring expiration dates, track ongoing operational costs, and review and approve rent and property related expenditure to ensure alignment with lease terms
    • Relationship building & management internally and externally
    • Ensuring compliance with all local, state, and federal regulations across the lease portfolio
    • Addressing landlord and building services related issues raised by our office management team
  • Vendor and Budget Management
    • Real Estate brokers
    • Co-Working providers (WeWork/Regus/Industrious etc)

Qualifications
To land this role you will need:
  • 7-10 years of Real Estate Portfolio and Facilities Management experience
  • Ability to manage multiple projects and address conflicting priorities
  • Working knowledge of the full life cycle of the lease process and terminology
  • M&A experience relative to real estate
  • Management / team leader experience
  • Change management experience

Hiring Salary Range $125,000 - $145,000. Salary to be determined by the education, experience, knowledge, skills and abilities of the applicant, internal equity and alignment with market data.) Subject to business performance and recommendations of management, this role may be eligible to participate in an incentive compensation plan. This compensation package, in addition to a full range of medical, financial, and/or other benefits, dependent on the position, is offered.
