REGIONAL VP, ACQUISITONS & DEVELOPMENT
Shine Associates, LLC has been retained to search, identify, and recruit a Regional VP, Acquisitions & Development (Industrial) on behalf of our client ('Company'). The position may be based in the Carolina's, Dallas/Fort Worth, Houston or Atlanta.

REGIONAL VP, ACQUISITIONS & DEVELOPMENT
The Regional VP is the on-the-ground deal expert in their market with a focus on existing and development opportunities for industrial deals. They own the acquisition lifecycle. This is a VP-level-or-above role structured as a pathway to Regional Partner. The Company provides acquisition support, deal execution, institutional capital, and back-of-house systems. The candidate is responsible for sourcing and closing a pipeline of deals. This is a heavy-travel, in-market role, mostly local and regional.
KEY RESPONSIBILITIES
Top of Funnel
  • Owner, broker, tenant, government outreach across the region
  • 6-10 personal touches per week in-region (coffees, lunches, on-site visits)
  • Build the Company's brand presence in-market
Middle of Funnel
  • Deal evaluation: rent assumptions, debt structure, exit assumptions
  • Baseline modeling literacy required. You don't need to build the model; you need to know enough to challenge it.
  • Working partnership evaluating opportunities and working through execution (both acquisition and deal execution)
Closing
  • Quarterback the closing process end-to-end for at least year one
  • Own all diligence details with internal support and a future asset manager longer-term
Project leadership
  • Coordinate internal teams, third-party vendors, and timelines related to the acquisition process.
  • Keep deals from stalling.

ADDITIONAL RESPONSIBILITIES
  • Manage firm acquisition activities in the prescribed region.
  • Work with analysts and associates to complete the underwriting for new acquisitions, including financial analysis, market research, and comp analysis.
  • Work with internal management, leasing and construction teams on acquisition underwriting and on-boarding plan
  • Manage and maintain firm investment sale brokerage relationships in target markets
  • Working with asset management team in coordination of leasing brokers relationship
  • Maintain working knowledge of all relevant transactions (lease and sale) in target market

QUALIFICATIONS AND EXPERIENCE
  • Direct operating experience managing assets or developments from the inside.
  • Deep tenant and market relationships; understand demand drivers at the asset level.
  • Proven ability to build relationships and source off-market or proprietary deal flow. The candidate is known in their market and brings relationships and a pipeline.
  • Ability to move transactions forward efficiently, coordinating internal teams, third-party vendors, capital partners, and timelines. This person keeps deals from stalling.
  • Investment-oriented thinking with the ability to identify and solve problems before they become deal-breakers. Protects the firm's capital as much as they deploy it.
  • Experience sourcing and closing real estate investments with the industrial asset class strongly preferred.
  • Ability to build a strong network and relationships with all stakeholders and intermediaries within the target markets.
  • Excellent oral and written communication skills (specifically in the context of presenting asset-level performance metrics)
  • Self-motivated, with quick responsiveness and a sense of urgency
  • The successful candidate will be a team player above all else with an inherent ability to work in collaboration with professionals at all levels throughout the organization.
