At Benton Communities, we continually strive to create a vibrant environment for our residents, our team members, and our communities at-large. Position Title:Resource Service Engineer Position Summary:The Resource Service Engineer provides maintenance support services to communitiesthroughout the portfolio under the direction of the Senior Director of Maintenance. Providesexpert maintenance assistance as a relief manager, internal consultant, trainer and preinspection preparation.  Accountable To: Residents and Operations Team Report To: Senior Director of Maintenance The essential functions of the Resource Service Engineer are as follows: Projects a professional image in all aspects of work performance, which includes, but is not limited to personal habits, demeanor, and attire. Meets company standards on conduct, attendance, etc. Models Mission and Foundations.As required, performs day-to-day maintenance duties and repairs to assure the preservation and upkeep of the community systems, fixtures and equipment. Performs maintenance repairs of essential mechanics such as:HVAC AppliancesHot Water Heaters Electrical Plumbing And other major repairs.Upon assignment to a property, quickly assesses critical and current needs in order to prioritize services and resources. Creates an implementation plan, accordingly. Understands financial implications of decisions. Collaborates with Regional Managers and Community Manager to assign responsibilities to individual staff members as appropriate. Keeps responsible Regional Manager and Senior Director of Maintenance abreast of on-going progress and changes.Provides one on one training for new Service Managers in the first 30 days of their employment. Provides new hire Service Manager Training according to prescribed protocols. May be called upon to provide additional support to Service Managers as needed. Performs the emergency corrective actions required to address conditions such as sewer back-ups, flooding, system break downs, etc. The corrective action also includes cleaning up during and after the condition is resolved. While serving as a relief Service Manager, assigns responsibilities to Service staff members as appropriate. Supervises the work of Service staff to ensure maximum efficiency. When performing preventative maintenance inspections, follows prescribed procedures to inspect, document deficiencies and outline specific conditions, within the building and assign or perform needed repairs for residents or common areas. Understands financial implications of job duties. Acts accordingly.Coordinates with the Community Manager on scheduling preventive maintenance work and maintains logs for preventive maintenance, as needed.Maintains equipment on the property in the best possible condition.Ability to comprehend and follows the precautions stated on the Material Safety Data Sheets (MSDS) for all hazardous material used in the course of performing the functions of this positionPerforms other duties as assigned or necessary. Qualifications  Education & Experience Requirements At least five year related experience and/or training; or equivalent combination of education and experience required. HVAC, electrical, plumbing certifications highly preferred. Ability to communicate with residents and staff. Must be a knowledgeable, enthusiastic and effective trainer of maintenance systems and protocols.
