Specializing in master-planned developments and principles of new urbanism, each Billingsley property signifies technology, convenience, and a vast array of amenities aimed to attract and retain tenants, residents, visitors, and employees. These amenities include art, sculpture, parks, trails, and outdoor public spaces. With over 5,000 acres in DFW, Billingsley has built 5 million SF of Commercial space, 550,000 SF of Retail, 9 million SF of Industrial, and over 10,000 units of Multi-Family.

THE OPPORTUNITY

As Regional Portfolio Manager, you will own the operational and financial performance of a portfolio of premier multifamily communities. You will set the standard for leasing, retention, and net operating income, and you will build the high-performing, high-trust teams that deliver it, day after day. You report directly to the SVP of Multifamily and partner closely with ownership on the goals that matter most.

WHAT YOU'LL OWN
  • Drive the operational and financial management of a multi-property portfolio, owning results end to end.
  • Build annual operating budgets and forecasts, and translate market intelligence into sharp, proactive sales and marketing plans.
  • Maximize net operating income through disciplined revenue improvement and cost-control strategies.
  • Monitor income and delinquencies, oversee rent collection and reconciliation, and ensure full compliance with landlord and resident statutes.
  • Deliver clear, compelling owner reporting that turns financial data into a real narrative of portfolio performance.
  • Evaluate pricing and rent strategy against real-time market conditions, keeping every community positioned to win.
  • Recruit, train, and inspire on-site teams, building a bench strong enough to promote from within.
  • Design and execute succession plans that anticipate the portfolio's future needs, not just today's.
  • Empower on-site managers to collaborate, innovate, and own their communities' success.
  • Address performance matters swiftly, fairly, and with genuine respect for the people involved.
  • Champion a diverse, inclusive workplace where great people choose to build their careers.
Resident Experience & Reputation
  • Elevate resident satisfaction to a signature strength of the portfolio, not an afterthought.

  • Introduce and monitor lease renewal programs that keep great residents in place.
  • Ensure every community operates in step with federal, state, and local housing regulations.
  • Partner with facilities and engineering to keep every physical asset performing at its peak.
  • Maintain deep product and competitive market knowledge, and instill that same fluency across the leasing team.
  • Champion safe work practices and full adoption of company safety programs across all sites.
  • Step into the property manager's shoes when needed, providing steady, capable leadership in their absence.
WHAT YOU BRING
  • A minimum of 3 years as a Regional Property Manager overseeing a portfolio of at least 2,000 units.
  • 3 to 5 years of multifamily property management experience, including prior lease-up experience.
  • 5 to 7 years of people management experience, with a track record of building teams that outperform.
  • Proven command of multifamily accounting procedures and strong overall financial and analytical acumen.
  • Fluency in Microsoft Office (Word, Excel, OneNote) and property management platforms, RealPage strongly preferred.
  • A magnetic, motivational leadership style that builds consensus among diverse stakeholders.
  • Sharp business judgment paired with genuine warmth: the ability to deliver hard numbers and hospitality-grade service in the same conversation.
  • Excellent written, verbal, and presentation skills, and the composure to adapt quickly as demands shift.
  • A bachelor's degree is strongly preferred.
