Position: Regional Manager- Spokane

Category: Exempt

Supervisor: Vice President

Hours: Typical range of hours is based on the community needs and may require weekends and after hour emergency services. Workdays may be adjusted based on community needs. Full Time.

Physical Demands: Light (occasional up to 25 pounds) - Climb stairs, stoop, kneel, crouch, reach, handle, etc.

Drug Screens: Pre-employment, post injury, reasonable suspicion, and possible random screens.

Knowledge / Skills / Ability:

  • Ability to evaluate and fulfill community common area and amenity needs, attention to detail and dedication to maintain the community
  • Ability to independently establish priorities, manages time effectively, and fulfills assigned objectives and projects
  • Ability to respond to and resolve unexpected problems and handle priority changes in a fast-moving, fluid environment
  • Demonstrated proficiency in Outlook, Excel, Word, and internet
  • Strong verbal and written communication skills, strong organization skills, and ability to work well with onsite staff, customers, supervisors, corporate office associates and vendors
  • Must be able to effectively communicate, comprehend, speak, and read in English. Bi-lingual candidates are encouraged to apply

General Summary of Associate Responsibility:

  • To support and assist all aspects of the community operations, while reporting to and acting under the direction of the Vice President.

Preferred Education and Experience:

  • A minimum of four (4) years of experience as an on-site Community Manager or Regional Property Manager/District Manager in multi-family community
  • Bachelor degree preferred
  • Software experience preferred
  • Community budgeting preferred
  • Washington/Idaho Real Estate License

Supervisory Responsibilities:

  • The Regional Manager/District Manager supports the Vice President and supervises/supports all community associates

Regional Manager Responsibilities and Objectives

  • Oversees the operations of several properties including resident satisfaction and retention, full resident lifecycle activities (e.g., lease administration, rental collection and delinquency management), property P&L, and property marketing in accordance with company standards.
  • Responsible for ensuring a high level of client customer satisfaction.
  • Responsible for full associate life cycle including recruiting, mentoring, and performance management.
  • Responsible for recruiting and maintaining fully staffed on-site teams.
  • Creates strategic marketing plans to attract and retain residents in conjunction with UVR marketing team.
  • Responsible for the properties annual budget, P&L statements, general ledger and creating necessary reports for the property owners and UVR leadership.
  • Understands the operations guidelines for each property established within the Property Management Agreement.
  • Regularly inspect the property to ensure the highest level of curb appeal, office and maintenance operations, and competitive market positioning.
  • Responds to escalated resident complaints and issues and serve as liaison to residents and corporate office regarding the administration of common area maintenance and the enforcement of landlord rules and regulations.
  • Oversees site natural disaster and emergency evacuation plans.
  • Oversees the management of the property and associate safety records, property loss claims and risk management initiatives.
  • Other responsibilities as assigned by management.

Community Inspections and Quality Assurance Review

  • Makes regular inspections of apartment community

Financial Performance

  • Makes recommendations for scheduled rent increases
  • Accounts Payable approval
  • Budget preparation
  • Increases annual revenue & NOI
