JOB DESCRIPTION SUMMARY

Ensures that vacant units meet the established quality standards for re-leasing by performing technical and mechanical
work that ensures the timely turn of all vacant apartment homes to market ready condition that meet the Companys
standards for occupancy.

JOB DESCRIPTION

  • Completes all needed repairs and improvements to apartment homes prior to resident move-in by following the communitys make-ready checklist.
  • Ensures apartment homes have been properly caulked and sealed as needed around windows, sink areas, toilets, bathtubs, and showers.
  • Inspects all sheetrock for damage, and repairs and/or replaces as needed.
  • Performs touch-up paints for vacant and occupied units as directed by Service Supervisor or Community Manager.
  • Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
  • Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
  • Completes make-ready checklist and all other required maintenance documentation in a timely manner as required by the Supervisor or Manager.
  • Complies with Greystars safety and risk-management policies by attending and participating in the communitys routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately.
  • Demonstrates customer services skills by treating residents and others with respect, answering resident questions, responding sensitively to complaints about maintenance services, and completing assigned work orders with efficiency and urgency.
Physical Demands:
  • Incumbents need to be able to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Incumbents must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
  • Incumbents must be able to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance.
  • Rare or regular travel may be required to assist other properties as needed, attend training classes, business meetings, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.
  • Incumbents must be able to work a flexible work schedule, which includes taking call during evenings, weekends and holidays.

The hourly range for this position is $15.50 - $24.00.

Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location.

  • Corporate Positions:Inaddition to the base salary, this role may be eligible to participateina quarterly or annual bonus program based onindividual and company performance.
  • Onsite Property Positions:Inaddition to the base salary, this role may be eligible to participatein weekly, monthly, and/or quarterly bonus programs.
