Job description

SpecPro Professional Services (SPS) is seeking aย U.S. National Capitol Region-based Strategic Real Property Estate Analystย to supportย U.S. Federal Protective Service (FPS) offices. ย This position isย intended for local hires residing in the National Capitol Regionย as working on-site is required. This position is contingent upon award of contract.

Duties/Responsibilities:

ย 

  • Site Visits, Space Utilization Analytics, and Strategic Real Estate Support
  • Conducts on-site visits to assess facility conditions, space usage, and deficiencies for relocations and build-out projects to aid governmental decision making.
  • Collects detailed measurements and document space conditions to support accurate space planning, layout recommendations, and relocation scenarios.
  • Conducts in-depth analyses of space utilization and office performance to provide data-driven recommendations for optimizing layouts and allocations.
  • Identifies underutilized areas and assess opportunities for consolidation and efficiency improvements to aid governmental decision making.
  • Conducts comprehensive portfolio analyses to identify and recommends opportunities for consolidation, cost savings, and improved efficiency.
  • Drafts strategic real estate plans aligned with FPSโ€™s mission and long-term objectives, including forecasting future space needs.

Required Skills/Abilities:

  • Ability to assess, analyze, plan, and coordinate complex space configuration projects
  • Strong oral and written communication abilities required.
  • Working knowledge of Tririga and ServiceNow is highly desirable.

Education, Experience, and Certifications:

  • Minimum 10 years of experience and active CCIM.
  • Active FAC-C certification for Leasing Contracting Officers, within the last 5 years, or equivalent, preferred.
  • Bachelorโ€™s degree in relevant degree program is highly desirable.

Work Location:

  • On-site presence in either the Alexandria, VA or Springfield, VA location required five (5) days per week, Monday through Friday
  • Position is intended to be performed within the National Capitol Region with periodic site visits to Federal Protective Services offices, warehouses, or other locations

Physical Requirements:

  • Ability to perform desk work for extended periods, including sitting and using a computer.

  • Requires sufficient vision, hearing, and manual dexterity to perform related tasks.

Work Environment:

  • Primarily operates in a temperature-controlled office setting with frequent use of electronic office equipment.
  • May occasionally visit operational sites, potentially encountering extreme temperatures, airborne particles, fumes, chemicals, or loud noise.
