Job description

This position requires office presence of a minimum of 5 days per week and is only located in the location(s) posted. No relocation is offered.

AT&T is seeking a Senior Real Estate Manager to support portfolio strategy and transaction execution across assigned geographies and/or asset classes. This role drives real estate optimization, manages complex transactions, and partners with business leaders to deliver cost-effective, strategic real estate solutions.

Key Responsibilities

Portfolio Strategy & Planning (Primary)

  • Develop portfolio strategies aligned with business, occupancy, and financial goals.

  • Identify opportunities for consolidation, expansion, relocation, disposition, and cost savings.

  • Analyze portfolio performance, space utilization, lease obligations, and market trends.

  • Prepare business cases and recommendations for leadership decision-making.

  • Support site selection, occupancy planning, and portfolio optimization initiatives.

Transaction Management (Secondary)

  • Lead commercial real estate transactions, including leases, renewals, expansions, acquisitions, dispositions, and terminations.

  • Partner with brokers, landlords, legal teams, and service providers to execute transactions.

  • Evaluate transaction economics, risk, and business impacts.

  • Ensure compliance with governance, approval, and financial requirements.

  • Manage critical dates, milestones, and transaction deliverables.

Stakeholder & Vendor Management

  • Collaborate with Finance, Legal, Tax, Risk Management, Workplace Planning, Facilities, and other stakeholders.

  • Manage external brokers and real estate service providers.

  • Develop executive-level presentations and strategic recommendations.

Required Qualifications

  • Bachelor's degree or equivalent experience in Real Estate, Finance, Business, or related field.

  • Significant corporate real estate experience in portfolio planning, leasing, asset management, or transaction management.

  • Experience managing complex commercial real estate transactions.

  • Strong knowledge of lease structures, transaction economics, and financial analysis.

  • Proven ability to develop business cases and data-driven recommendations.

  • Strong project management, communication, and stakeholder management skills.

  • Proficiency with Microsoft Office and real estate management systems.

  • Experience leveraging AI-enabled tools to improve productivity and decision-making.

Preferred Qualifications

  • Experience in a large corporate real estate environment.

  • Multi-market or multi-region portfolio management experience.

  • Background in workplace strategy, lease administration, site selection, or portfolio optimization.

  • Advanced financial modeling skills (NPV, IRR, lease-versus-buy analysis).
