Job Summary
To support our extraordinary teams who build great products and contribute to our growth, we're looking to add a Regional Real Estate Manager - Industrial Portfolio located in Austin, TX.
Reporting to the Sr Director, Corporate Real Estate, the Regional Real Estate Manager - Industrial Portfolio will be responsible to manage a high volume of project and transaction activity, including the negotiations of an existing portfolio of office, logistics, manufacturing and industrial leases in alignment with the company strategy, goals and objectives. You will provide strategic and tactical advice, oversight, support, guidance and expertise to the regional business leaders, support teams and outside contractors/agents. Additionally, you will ensure efficient and appropriate execution of the transaction process in compliance with all pertinent company and regulatory standards and requirements. This position is ideal for someone with experience in corporate real estate, lease negotiation, and financial analysis within the manufacturing and industrial sectors.
What a typical day looks like:
  • Site Selection and Transaction Management:
    • Coordinate market surveys, site tour, and site selections with business units.
    • Conduct RFPs for preferred sites, draft proposals, and provide lease comments.
    • Perform transaction activity and negotiations for new leases, renewals, expansions, and terminations.
    • Assist with the acquisition and disposition process for real estate assets, including overseeing due diligence, legal reviews, and financial assessments.
    • Ensure favorable terms are achieved in lease agreements while effectively mitigating risks and adhering to the company's strategic goals.
    • Interact directly with brokers, landlords and business unit stakeholders in all leasing transactions.
    • Assist with execution of real estate strategies that align with the company's business goals and operational needs.
    • Work closely with leadership to ensure that real estate decisions support the company's broader growth objectives.

  • Financial Management and Analysis:
    • Assist with preparation of financial models to assess various real estate scenarios, including lease versus buy, cost analysis, ROI, and overall portfolio performance.
    • Work with Flex finance team to manage the budget, forecast real estate-related expenses, and ensure alignment with overall financial goals.

  • Risk Management and Compliance:
    • Ensure all real estate transactions comply with legal, environmental, zoning, and regulatory standards at local, state, and national levels.
    • Identify and mitigate potential risks related to the real estate portfolio, including environmental concerns, market conditions, and lease terms.

  • Vendor and Stakeholder Management:
    • Build and maintain relationships with real estate internal stakeholders and external vendors.
    • Ensure alignment of vendor goals with the company's real estate strategy and standards.

  • Database, Portfolio Performance and Reporting:
    • Regularly track and report on portfolio performance, including occupancy rates, cost management, and lease renewals.
    • Assists in the ongoing development and maintenance of the real estate Database. Ensure quality of the data for the region.
    • Provide transaction summary reports analyzing the executed deals, any savings realized, and the timeliness of the transaction projects.

  • Communication:
    • Negotiates and resolves Landlord/Tenant matters as needed.
    • Build productive working relationships. Interfaces with various levels of management across organizations and with external customers.
    • Facilitate collaboration between internal teams, including legal, finance, and operations, to ensure seamless execution of real estate transactions and projects.

The experience we're looking to add to our team:
  • Bachelor's degree in Business Administration, Finance, Real Estate or related field
  • Experience in corporate real estate, with a focus on transaction management in a manufacturing or industrial environment - managing leases, acquisitions, and dispositions of commercial and industrial real estate properties.
  • Ability to understand, interpret and abstract complex Real Estate Lease terminology.
  • Financial analysis skills, with experience in financial modeling, budgeting, and cost analysis.
  • Excellent negotiation, communication, and interpersonal skills, with the ability to manage relationships with both internal and external stakeholders.
  • Ability to handle multiple projects simultaneously in various part of the world, and work in a fast-paced environment.
  • Must be intuitive, creative, detail-oriented and highly organized.
