Description

The Head of Debt Origination will be responsible for sourcing, underwriting, structuring, and executing real estate investments of $5 million to $100 million+ across all major asset classes and capital structures for an investment platform with over $30 billion in permanent capital that is growing over $1 billion annually.  This role will lead origination strategies and relationships, working closely with the Chief Investment Officer of the Real Estate Platform, Chief Investment Officer of the Insurance Platform, and real estate and credit investment teams to deploy capital prudently while generating attractive risk-adjusted returns consistent with an insurance company balance sheet, public and private REITs, and other investment vehicles. 


The ideal candidate brings deep market relationships, proven transaction execution experience, and the ability to originate across senior debt, mezzanine/preferred equity, and common equity investments in a variety of market environments.


Key Responsibilities:

Origination & Business Development

  • Lead origination efforts across all major real estate asset types, including multifamily, single-family rental/built-to-rent, office, industrial, retail, hospitality, storage, small-bay, and specialty assets
  • Source and evaluate investment opportunities across the full capital stack: Senior and subordinate debt; Mezzanine loans and preferred equity; Joint venture and direct equity investments
  • Develop and maintain senior-level relationships with sponsors, developers, owners, brokers, banks, and other capital providers

Underwriting, Transaction Structuring & Execution

  • Responsible for underwriting, overseeing financial modeling, and investment committee materials
  • Structure investments tailored to asset, capital provider, and market dynamics, balancing risk, return, and downside protection
  • Negotiate term sheets, joint venture agreements, loan documents, and intercreditor arrangements in coordination with legal counsel
  • Manage transactions from initial sourcing through closing

Portfolio Strategy, Collaboration, & Market Leadership

  • Contribute to portfolio construction, capital allocation, and strategy across geographies and asset types
  • Collaborate closely with credit, asset management, risk, and finance teams to ensure alignment across the investment lifecycle
  • Represent the firm externally with investors, counterparties, and industry participants
  • Monitor market trends, pricing, capital flows, and competitive dynamics
  • Provide leadership on new product development or expansion into new strategies or capital structures

Requirements

  • Bachelor's degree in Business, Finance, or a related field
  • 10+ years of real estate investment or lending experience with a demonstrated track record of originations
  • Proven experience across multiple asset classes and all major capital structures, including senior debt, mezzanine/preferred equity, and common equity
  • Proven ability to originate $200mm+ per year into real estate financing strategies
  • Strong financial modeling, underwriting, and structuring skills
  • Deep industry relationships and an established origination network
  • Experience working with insurance company balance sheets, REITs, banks, and institutional capital (private equity, private credit, pension, or asset management platforms)
  • General understanding of Insurance Investment Code, NAIC regulatory framework and RBC considerations, asset-liability management principles, ratings agency perspectives on real estate risk
  • Strong commercial judgment, negotiation skills, and risk awareness
  • Prior leadership or team-building experience preferred
