What is a real estate partner?

A Real Estate Partner is a senior lawyer, typically at a law firm, who specializes in real estate law and holds a partnership position within the firm. They are responsible for managing significant real estate transactions, leading teams of attorneys, advising clients on complex property matters, and often developing new business for the firm. Real Estate Partners play a key role in structuring deals, negotiating contracts, and ensuring compliance with relevant laws and regulations. Their expertise is essential for clients involved in buying, selling, leasing, or developing real estate. This role requires extensive experience, strong leadership skills, and a deep understanding of the real estate market and legal landscape.

What are some common challenges faced by a real estate partner in managing client relationships and transactions?

As a Real Estate Partner, one of the most common challenges is balancing multiple high-value transactions while maintaining strong, trust-based client relationships. The role requires effective communication with clients, legal teams, and other stakeholders to navigate complex negotiations and regulatory requirements. Partners must also stay updated on market trends and changing laws to provide strategic advice and ensure deals progress smoothly. Managing these responsibilities simultaneously while mentoring junior team members can be demanding, but it also offers significant opportunities for professional growth and leadership.

What are the key skills and qualifications needed to thrive as a real estate partner, and why are they important?

To thrive as a Real Estate Partner, you need deep expertise in real estate law or brokerage, strong negotiation skills, and a track record of managing complex transactions, often backed by a relevant degree and professional licensure. Familiarity with property management software, CRM systems, and legal research tools is typically required. Exceptional leadership, relationship-building, and client management abilities set top performers apart in this role. These skills are crucial for effectively closing deals, managing teams, and growing a successful real estate practice.

This position is critical to providing hands-on asset-level execution that protects and drives the financial performance of each investment from lease-up through recapitalization or sale.

This position reports to the Managing Director, Asset Management. It is based at our McLean, VA headquarters and has an in-office schedule.

Primary Responsibilities

  • Proactively manage lease negotiations and deal structuring in partnership with the leasing team to implement the asset management business plan and ensure the financial success of each asset.
  • Own the development, maintenance, and ongoing accuracy of ARGUS and Excel valuation models, building from scratch and stress-testing assumptions against the business plan.
  • Proactively manage debt strategy in partnership with lenders, including originations, refinancing, and compliance, to ensure financing decisions support each asset's business plan.
  • Own the analysis of JV equity structures and waterfall mechanics, partnering with legal and capital markets teams on existing and prospective investments.
  • Responsible for assisting with the full-cycle disposition and recapitalization of assets, including due diligence and informational requests from brokers, equity partners, and prospective buyers.
  • Coordinate across construction, leasing, and accounting teams as the connective point for budgeting, reforecasting, and capital project execution.
  • Partner with the Managing Director of Asset Management on investor calls and approval requests, and on completing or facilitating tasks that arise from these communications.
  • Own tracking of portfolio return performance against underwriting to support investment strategy decisions.

Qualifications & Skills

  • Bachelor's degree required; candidates with a degree in math, real estate, business, finance, economics, a related field or additional significant relevant working experience in lieu of degree. Candidates with Masters degree are strongly encouraged to apply.
  • 7+ years of commercial real estate experience with direct office, industrial and/or residential experience demonstrated ownership of asset management, leasing, or acquisitions responsibilities.
  • Advanced proficiency in ARGUS, including the ability to build complex valuation models from scratch, alongside strong Excel and PowerPoint skills.
  • Demonstrated experience negotiating directly with brokers and tenants, and structuring lease economics from initial terms through execution.
  • Working knowledge of debt structures and lender relationships, and familiarity with JV equity structures and waterfall mechanics.
  • Strong track record of coordinating construction, leasing, and accounting functions to drive asset-level business plans to completion.
  • Ability to work independently as a hands-on contributor in a fast-paced environment, with strong ownership instincts and follow-through.
  • Excellent analytical, written, and verbal communication skills, with the ability to present confidently to internal leadership and external investors.
