POSITION SUMMARY
About Us and Job Summary: U.S. AutoForce is a leading distributor of tire and undercar parts across the United States. We are seeking a motivated and detail-oriented Corporate Real Estate Intern to join our team. This role offers hands-on experience in real estate portfolio management, with a focus on Common Area Maintenance (CAM) and Operating Expense (OPEX) review, as well as lease administration. The ideal candidate will have strong analytical skills, attention to detail, and an interest in corporate real estate operations.
U.S. Venture's Internship Program runs May - August. Dates may vary based on individual class schedules. This position is located at our Corporate Office in Appleton, WI.
JOB RESPONSIBILITIES
  • OPEX Analysis

  • Review landlord-provided Common Area Maintenance (CAM) and Operational Expense (OPEX) reconciliations for accuracy and compliance with lease terms.

  • Assist in identifying discrepancies and preparing variance reports.

  • Support the team in validating expense allocations and ensuring proper documentation.

  • Lease Administration

  • Maintain and update lease data in the company's real estate management system.

  • Assist with abstracting key lease provisions and critical dates.

  • Support compliance tracking and reporting for lease obligations.

  • Portfolio Support

  • Collaborate with the real estate team on special projects related to cost optimization and portfolio strategy.

  • Prepare summaries and presentations for internal stakeholders.

QUALIFICATIONS
  • Currently pursuing a degree in Real Estate, Finance, Business Administration, Accounting, or a related field.
  • Strong analytical and problem-solving skills.
  • Proficiency in Microsoft Excel and familiarity with data analysis.
  • Excellent attention to detail and organizational skills.
  • Ability to work independently and in a team environment.
