Role Summary

The Real Estate and Investment Associate will work with JE Dunn Capital Partners, focusing efforts on financial analysis including proformas, valuation, analyzing data and conducting market and property research. As an Associate, the incumbent will also provide the company analytical support to underwriting and evaluating an array of alternative asset opportunities such as Private Equity, Private Credit, Venture Capital, and other privately sourced investments. The Real Estate and Investment Associate will be responsible for supporting investment decisions through analysis, presentations and formal reporting. All activities will be performed in support of the strategy, vision, and values of JE Dunn. Increasingly, this role emphasizes proactive, hands-on asset management of the portfolio by monitoring performance against underwriting, anticipating risks and opportunities, and balancing competing timelines and stakeholder needs to keep initiatives on track. The Associate is also expected to seek out and integrate AI and emerging technology tools that improve the speed, accuracy, and depth of analysis, modeling, and reporting.

Key Role Responsibilities - Core
  • Performs project due diligence to evaluate market competitiveness and economic feasibility.
  • Builds and maintains working relationships to acquire market insights from internal and external sources.
  • Contributes to the creation of specialized research on the real estate market pertaining to geographic markets of interest and property types.
  • Analyzes and reviews partner capacity and project structure to determine deal viability.
  • Prepares financial analysis including pro formas, valuation, underwriting and data analysis.
  • Assists with underwriting and provides modeling for JEDCP team on new real estate investments.
  • Maintains financial models that evaluate optimal debt structures, refinancing risk, exit strategies and property performance scenarios.
  • Supports all aspects of closing out project and equity capital transactions.
  • Supports market and property research to prepare feasibility studies for proposed developments.
  • Assists in providing financial modeling of overall real estate holdings performance on a quarterly, or as needed basis, to include IRR and equity estimations, valuations, capital calls and cash flow distributions.
  • Conducts and participates in project meetings and calls with joint venture partners, investors, and project sponsors.
  • Provides ongoing support to investors and other stakeholders.
  • Assists in preparing financial offering memoranda and due diligence process, coordinating.
  • Analyzes all accounting reports for real estate investments and other entities as directed, reviews all investment documents in partnership with legal and tracks and updates investment performance progress.
  • Assists with annual budgeting process for JE Dunn Capital Partners investment outlay.
  • Performs detailed investment analysis on new alternative asset class opportunities such as Private Equity, Private Credit, Venture Capital, and other privately sourced investments.
  • Requests alternative asset performance data from investment partners and updates investment team on project performance.
  • Evaluates secondary and co-investment opportunities presented by alternative asset managers.
  • Builds and communicates portfolio investment analytics, as directed.
  • Proactively manages and monitors portfolio assets following acquisition, tracking property and investment performance against underwriting, identifying value-creation and risk-mitigation opportunities, and recommending hold, refinance, or exit actions to optimize returns.
  • Identifies, evaluates, and integrates AI and emerging technology tools into research, financial modeling, and reporting workflows to improve efficiency, accuracy, and insight.

Education
  • Bachelor's degree in Finance and Accounting, or related field (Required).
  • Master's in Business Administration (Preferred).
  • In lieu of the above requirements, equivalent relevant experience will be considered.
Experience
  • 3+ years experience in Real Estate, Financial Management and/or Accounting (Required).
Working Environment
  • Must be able to lift up to 10 pounds
