Overview

Reporting to the Director, Real Estate, the Sr. Manager, Real Estate, Corporate Clubs is responsible for identifying, evaluating, negotiating, and executing real estate opportunities that support the growth and optimization of Planet Fitness Corporate Clubs. This role owns the real estate process across an assigned region, from market planning and site sourcing through site selection, lease negotiation, and execution.

The Sr. Manager serves as a key real estate partner to brokers, landlords, developers, REITs, and internal stakeholders, ensuring Planet Fitness remains a preferred tenant and that opportunities align with the company’s market, financial, and site criteria.

The ideal candidate combines deep retail real estate expertise, strong market and financial acumen, sophisticated negotiation skills, and a proven ability to manage complex transactions and influence stakeholders across a cross-functional organization.

For team collaboration and club support purposes, the ideal candidate will currently reside in the Southeast US-region or in the Northeast US-region.

Responsibilities

Real Estate Strategy & Site Selection

  • Develops and executes regional real estate strategies aligned with Corporate Club growth and market development priorities.
  • Identifies, sources, and evaluates new site and relocation opportunities through broker networks, landlords, developers, REITs, industry events, and market research.
  • Conducts market, demographic, traffic, competitive, zoning, and site analyses to assess opportunities against Planet Fitness site criteria.
  • Maintains a strong understanding of assigned markets, including retail trends, development activity, traffic patterns, demographics, competitive activity, market shifts, and potential acquisition or redevelopment opportunities.
  • Travels within assigned markets to evaluate prospective and existing locations and maintain awareness of market opportunities.
  • Utilizes GIS and demographic tools, including Tango, to support site analysis and market planning.
  • Develops and maintains market development plans and deal pipelines.

Transaction Management & Negotiation

  • Manages the real estate process from initial site evaluation through LOI, lease negotiation, and execution for new and relocated Corporate Clubs.
  • Leads negotiation of LOIs, leases, and other real estate agreements to achieve favorable economic and business terms.
  • Reviews and evaluates lease and transaction documents to ensure alignment with negotiated terms, timelines, obligations, easements, entitlements, signage rights, earnest money, costs, and other critical provisions.
  • Identifies potential zoning, entitlement, financial, legal, and development risks and communicates recommendations to internal stakeholders.
  • Prepares and presents site approval packages to the Real Estate Committee.
  • Utilizes financial models and deal metrics to evaluate site economics, investment returns, and overall transaction viability.
  • Maintains accurate deal tracking and provides regular updates on transaction status, risks, and key milestones.

Cross-Functional Partnership & Development

  • Partners closely with Design & Construction to ensure real estate decisions, LOI and lease terms, and development requirements support successful club openings and relocations.
  • Collaborates with Finance, Legal, Lease Administration, Operations, and other stakeholders to evaluate opportunities and resolve transaction and development issues.
  • Partners with Lease Administration on estoppels, SNDAs, landlord matters, and other post-execution requirements.
  • Leads recurring development project status meetings to maintain alignment, identify risks, and drive timely execution.
  • Develops and improves real estate processes, SOPs, and tools that increase efficiency, consistency, and visibility across the development process.
  • Mentors and supports real estate and lease administration team members on lease terms, options, compliance requirements, tax incentives, and other real estate matters.
Qualifications
  • Willing and able to travel up to 75% of the time, including some nights and weekends

  • Bachelor’s degree in Business, Real Estate, Finance, or a related field preferred
  • 6+ years of progressive commercial real estate experience, preferably within retail, restaurant, fitness, or other multi-unit consumer businesses
  • Proven experience leading retail site selection, market analysis, lease negotiation, and complex real estate transactions
  • Strong understanding of commercial lease and LOI terms, real estate economics, financial modeling, and investment return metrics
  • Demonstrated ability to evaluate market, demographic, zoning, entitlement, site, and financial considerations when assessing real estate opportunities
  • Strong knowledge of retail development processes, site plans, building plans and specifications, contracts, and other real estate development requirements
  • Proven negotiation skills with the ability to influence brokers, landlords, developers, and internal stakeholders to achieve favorable outcomes
  • Experience managing multiple complex transactions and projects simultaneously with strong attention to detail and follow-through
  • Strong analytical and problem-solving skills with the ability to identify risks, evaluate alternatives, and make sound recommendations
  • Experience using GIS, demographic, market analysis, and/or real estate technology platforms; familiarity with Tango or similar tools preferred
  • Excellent presentation and communication skills, with the ability to effectively communicate and present recommendations to senior leaders and cross-functional stakeholders
  • Strong relationship-building skills with the ability to establish and maintain effective partnerships internally and externally
  • Self-starter with an ownership mentality, strong sense of urgency, and ability to operate independently in a fast-paced environment
  • Extremely detail-oriented, efficient, and organized with an exceptional ability to establish priorities and objectives

The salary for Southeast US-based and Northeast US-based employees hired into this role will be aligned with the range below. This is a good faith estimate, and the amount of base salary will correspond with a candidate’s professional experience, qualifications and internal equity.

Annual Base Salary Range: $130,000-$150,000
