Job description

Position Summary

Join a dynamic team shaping Houston's growing retail landscape. As Development Manager at Read King Commercial Properties, you'll lead high-impact grocery-anchored retail and mixed-use projects from entitlements through construction and turnover to tenants. In one of the fastest-growing U.S. markets, you'll deliver vibrant community developments that drive economic value, support public infrastructure reimbursement, and create lasting assets for investors, tenants, and residents.

Primary Responsibilities

  • Collaborate with the Managing Director and VP of Development to identify, evaluate, and advance new retail mixed-use opportunities.
  • Develop and maintain detailed project schedules, ensuring timely delivery from concept to turnover.
  • Create and manage comprehensive permit matrices to streamline approvals and compliance.
  • Provide accurate cost data and insights to inform pro forma financials for capital projects.
  • Manage contracts and performance of external consultants (architects, engineers, surveyors, etc.) to deliver high-quality work on time and within budget.
  • Review and analyze critical technical reports, including geotechnical, environmental, drainage, traffic studies, civil drawings, title, and survey deliverables.
  • Prepare clear, professional status reports for internal teams, investors, and lenders.
  • Lead meetings and presentations with governmental agencies; attend city council, planning commission, community workshops, and MUD board sessions; build strong relationships with officials to advance projects.
  • Partner with MUD engineers, attorneys, and financial advisors to manage contracts, invoices, and pursue full reimbursement of public infrastructure investments.
  • Direct the design and construction process with architects, engineers, contractors, and consultants to keep projects on schedule, within budget, and aligned with quality standards.
  • Deliver successful public infrastructure and retail building completions.
  • Support Brokerage, Legal, Property Management, and Construction teams on pad and inline tenant leasing, coordination, and construction integration.
  • Ensure seamless project transitions to Property Management for long-term operational success.
  • Leverage Procore for consultant coordination, document control, and project transparency.

Required Qualifications

  • Bachelor’s degree in real estate, urban planning, architecture, engineering, construction management, or a related field
  • 5+ years of hands-on experience in real estate development, with a proven track record successfully executing ground-up development projects from entitlements to completion
  • Deep knowledge of the full development lifecycle (concept through turnover)
  • Demonstrated ability to manage multiple projects, budgets, and timelines concurrently
  • Excellent communication, negotiation, and stakeholder management skills
  • Strong organizational, analytical, and problem-solving capabilities

Preferred Qualifications & Technical Skills

  • Experience planning, delivering, and securing reimbursement for public infrastructure through MUDs, TIRZ, Public-Private Partnerships, or similar mechanisms
  • Proficiency in industry tools such as Bluebeam PDF, CAD software (e.g., AutoCAD), Procore, Northspyre, MS Project, advanced MS Excel, and MS Office Suite
  • In-depth familiarity with Houston-area permitting processes for infrastructure and commercial buildings
  • Ability to interpret and extract key details from legal contracts, leases, and municipal ordinances
  • Professional licensure as an architect or engineer
  • Working knowledge of Procore for project management and document control
