Job description

Development Analyst

Summary of Position

The Development Analyst is responsible for supporting the Development team throughout all phases of the real estate development lifecycle, including site acquisition, underwriting, financial modeling, capital raising, due diligence, construction financing, asset management, refinancing, and disposition activities.


This position reports directly to the CEO and offers exposure to all aspects of commercial real estate development, including project finance, construction lending, private and institutional equity, joint venture structures, and investment strategy. The ideal candidate is highly analytical, detail-oriented, self-motivated, and interested in building a comprehensive understanding of real estate development and investment.


Principal Duties and Responsibilities

Acquisition & Market Analysis

  • Research potential acquisition and development opportunities through online listing platforms, broker relationships, market research, and field inspections.
  • Conduct market, demographic, economic, and competitive analyses to evaluate investment opportunities.
  • Research and analyze market fundamentals including rental rates, sales comparables, operating expenses, supply pipelines, absorption trends, and economic growth indicators.
  • Evaluate zoning, entitlement, land use, and development constraints affecting project feasibility.

Financial Analysis & Underwriting

  • Develop and maintain detailed financial models for acquisition, development, refinancing, and disposition opportunities.
  • Prepare operating, development, and financing budgets, projections, and pro forma analyses.
  • Perform sensitivity and scenario analyses on key assumptions including rents, occupancy, construction costs, cap rates, lease-up periods, and interest rates.
  • Calculate and evaluate key investment metrics including IRR, NPV, Equity Multiple, Cash-on-Cash Return, Yield-on-Cost, and DSCR.
  • Assist senior leadership in evaluating investment opportunities and making capital allocation decisions.

Capital Markets & Investor Relations

  • Support debt and equity sourcing efforts by preparing lender and investor presentation materials.
  • Assist with investor relations reporting, investment memoranda, project business plans, and capital raise materials.
  • Coordinate with lenders, equity partners, brokers, and consultants throughout financing and closing processes.
  • Monitor capital market conditions and communicate trends in debt and equity pricing to senior leadership.

Due Diligence & Transaction Support

  • Assist in managing transaction due diligence including third-party reports, appraisals, environmental studies, title reviews, surveys, and market studies.
  • Review and summarize key business and legal documents including Letters of Intent (LOIs), Purchase and Sale Agreements (PSAs), Joint Venture Agreements, Partnership Agreements, and loan documents.
  • Maintain project data rooms and coordinate due diligence materials with investors, lenders, attorneys, and consultants.
  • Track transaction deadlines and assist with closing activities.

Development & Asset Management Support

  • Assist with project budgeting, construction draw requests, and monitoring project financial performance.
  • Compare actual project performance against underwriting assumptions and identify material variances.
  • Support ongoing asset management and portfolio reporting efforts.
  • Monitor project milestones, schedules, and critical development activities.

Reporting & Administrative Support

  • Prepare investment committee memoranda, executive summaries, financial reports, and presentation materials for senior leadership.
  • Effectively communicate project financial information and investment recommendations to executives and stakeholders.
  • Coordinate meetings, document meeting minutes, and maintain organized electronic and physical project files.
  • Perform special projects and ad hoc analyses as assigned.


Education and Experience Requirements

  • Bachelor's degree in Real Estate, Finance, Accounting, Economics, Business, or a related field.
  • 2-4 years of experience in commercial real estate development, acquisitions, investments, lending, private equity, brokerage, consulting, or related fields preferred.
  • Strong understanding of commercial real estate valuation, underwriting, and financial analysis.
  • Advanced Microsoft Excel skills required, including financial modeling, sensitivity analysis, lookup functions, pivot tables, and investment return calculations.
  • Proficiency with Microsoft PowerPoint and Word.
  • Experience with ARGUS Enterprise, CoStar, Yardi, Juniper Square, or similar real estate software is preferred but not required.
  • Working knowledge of commercial real estate capital markets, debt structures, and joint venture partnerships preferred.
  • This is an in-office position. Candidates must be located in the Las Vegas metropolitan area or relocate prior to their start date.
