Job Summary

The Real Estate Portfolio Management group at HOOPP (Healthcare of Ontario Pension Plan) seeks a skilled individual for an 8- or 12-month co-op placement as an Analyst, Real Estate Portfolio Analytics Co-op Student within the Real Estate Data and Analysis (REDA) team. This group provides critical insights, analytics, reporting, and ad-hoc support to the real estate investment management team utilizing various technical resources such as Argus Taliance, our Portfolio Management and Forecasting tool, alongside Business Intelligence reporting tools such as Tableau which are powered by the Data Warehouse.

The REDA team is committed to creating genuine value for stakeholders within an active and fast-moving setting. Emphasizing innovation, they encourage questioning established procedures, foster team collaboration, and prioritize effective, pragmatic solutions.

What you will do:

Real Estate Portfolio Management Analytics

  • Support the production of the semi-annual Real Estate Forecast by loading and validating real estate valuation/underwriting models, modeling debt and investment ownership structures in Taliance

  • Assist in the creation of monthly investment Capacity Analysis and the formulation of capital Pacing Plans, ensuring that all input data is accurate and reviewing the final output for accuracy

  • Improve the existing Taliance import model and collaborate with the team to integrate it into the standard underwriting templates

  • Develop a comprehensive document for the Taliance setup and modeling process that outlines data flow and system configuration

  • Assist with the monthly data loads verifying and validate has been uploaded correctly and accurately

  • Work on refining the modeling in the Taliance system including mechanisms to true-up debt, LP cash calls/distributions and the addition of multiple assumptions

Business Intelligence Reporting

  • Support the production and maintenance of existing BI reports including the Executive Dashboard, Asset Class Dashboards, Return Attribution report and various other analytical tools

  • Assist the team with ad-hoc analytical support related to the business

What you will bring:

  • BSc/BA or Master in Business Administration, Real Estate, Finance, or related field is preferred

  • Background in real estate, finance, investment, accounting, computer science, engineering or mathematics is preferred

  • Can practically apply Real Estate concepts such as Discounted Cashflow Analysis

  • Grasp concepts related to Real Estate Finance, including the analysis of a Balance Sheet, Financial Statements, and the comparison of cost to market value.

  • Able to effectively communicate, prepare and present output to various stakeholders

  • Advanced knowledge of Excel modeling; familiarity with Argus Enterprise, Taliance, Tableau, SAP HANA, Snowflake or SQL is preferred

Analytical

  • Able to process large amounts of data, pick out relevant trends and report on them

Self-starter

  • Highly motivated to learn new concepts related to real estate portfolio management, investment, real estate finance and BI reporting

  • After being given direction, able to work with minimal supervision to complete required tasks within areas of expertise

  • Asks for direction and guidance when required

The expected hourly rate range for this role is $26.00 to $40.00
