Asset Manager – Multifamily & Affordable Housing Portfolio

Location: Dallas-Fort Worth Metro Area, Texas (Hybrid)
Employment Type: Full-Time

About the Opportunity

We are seeking a highly motivated, entrepreneurial Asset Manager to oversee a diverse portfolio of market-rate workforce housing and affordable (LIHTC) multifamily communities, including Low-Income Housing Tax Credit (LIHTC) properties, across multiple states throughout the Southern United States.

This role serves as a direct representative of ownership and will work closely with the principal owners of the portfolio to execute business plans, maximize asset performance, and drive value creation. The Asset Manager will communicate with third-party property management companies to ensure operational excellence, financial performance, regulatory compliance, and successful execution of strategic initiatives.

The ideal candidate is a hands-on real estate professional who thrives in a dynamic environment, possesses strong analytical and financial skills, and has experience managing assets in various stages of the investment lifecycle, including turnaround and repositioning opportunities.

Key Responsibilities

Asset Management & Ownership Representation

  • Serve as the primary liaison between ownership and third-party property management companies.
  • Implement and execute ownership business plans for assigned assets.
  • Provide regular performance updates and recommendations to principal owners.
  • Monitor and evaluate operational, financial, and leasing performance across the portfolio.
  • Identify opportunities to enhance revenue, reduce expenses, and improve property value.

Financial Analysis & Reporting

  • Prepare, review, and analyze annual operating budgets and reforecasts.
  • Review monthly financial statements, variance reports, and key performance indicators.
  • Monitor cash flow, distributions, reserve balances, and capital expenditures.
  • Develop financial models and asset performance analyses utilizing advanced Excel skills.
  • Prepare ownership reports, presentations, and investment summaries.

Capital Projects & Property Improvement Oversight

  • Oversee capital expenditure (CapEx) projects from planning through completion.
  • Coordinate with property management, contractors, consultants, and ownership on project execution.
  • Monitor project budgets, timelines, and return-on-investment objectives.
  • Support renovation, repositioning, and value-add initiatives throughout the portfolio.

Operations Oversight

  • Monitor daily property operations through third-party management software platforms and reporting systems.
  • Review occupancy trends, leasing performance, collections, resident retention, and maintenance metrics.
  • Conduct regular property inspections and operational reviews.
  • Work collaboratively with onsite teams to implement operational improvements and corrective action plans.

Affordable Housing & Compliance

  • Oversee LIHTC assets and ensure compliance with federal, state, and agency requirements.
  • Monitor compliance reporting, audits, and property management practices.
  • Partner with compliance professionals and management companies to address regulatory matters.
  • Maintain knowledge of affordable housing regulations and industry best practices.

Portfolio Travel

  • Conduct regular site visits throughout the Dallas-Fort Worth area.
  • Travel periodically to portfolio assets located across multiple Southern states.
  • Perform asset inspections, operational reviews, ownership meetings, and project oversight.

Qualifications

Required Experience

  • Bachelor's degree in Real Estate, Finance, Accounting, Business, or related field.
  • 5+ years of experience in multifamily asset management, real estate operations, property management oversight, or related roles.
  • Experience with both market-rate and affordable multifamily housing assets.
  • Working knowledge of LIHTC regulations and compliance requirements.
  • Experience overseeing third-party property management companies.
  • Experience managing turnaround, distressed, or value-add multifamily assets.

Technical Skills

  • Advanced Microsoft Excel proficiency, including financial modeling and budgeting.
  • Strong financial statement analysis and forecasting skills.
  • Experience preparing annual operating budgets and capital plans.
  • Familiarity with multifamily property management software platforms such as Yardi, RealPage, Entrata, AppFolio, or similar systems.
  • Strong proficiency in Microsoft Office Suite, including PowerPoint and Word.
